asking for warranties from sellers
We asked in the contrac tor warranties on the heater, boiler, roof and sprinkles.....during inspection the seller wouldn't let him through the crawl space to the roof bc she didn't want dust on her carpet....she insuranced us that the roof was 4 years old and showed paper work on it.he videotaped it and told us considered he couldn't go up there the condition looks good but to get those documents for record...the boiler is a 1 year old...she comes back and tell us she will not produce the warranties or paper work for any of it.....do we have the right to these papers??

in my professional opinion she is hiding something
I have never had an issue with a seller giving what ever paperwork they have- they usually offer it

Our sellers gave them to us without us even asking- I agree with Beth that it sounds like they are hiding something- personally, I would not be comfortable with taking the sellers word for it when it comes to the roof-- I would want my home inspector to check everything!

thats the things...she showed my husband and the inspection the receipt for the roof so why arent you giving it to me....plus i feel like if you have that paperwork you prob have the paper work for the other things as the boiler is just 1 year old...

is it possible there isn't paperwork? either she lost it or had a handyman do the install and there was no warrenty? or possibly a family member did the install?
Seems a little odd. when I sold my house we provided all the paperwork we had, but since we did a bunch of work on the house ourselves in the family, the new roof didn't have paperwork, nor did the hot water heater.
I completely remodeled our "new" house, although I have the manual on the boiler, I don't have any warrenty or paperwork from the plumber that did the install, long story, but due to him disappearing for a few months at the end of the job, we never had him do the final finishing. The guy who did that roof probably gave us a receipt for the payment, but that was it.
I guess what I'm saying is, there can be plenty of innocent explanations as to why there isn't real, in depth, paperwork with warranties. However, if she's being combative about it....... I'd be wary.

That's the thing she showed my dh and inspector the paperwork of the roof... my dad thinks he remembered her saying I have whatever paperwork u want the day of inspection..... this is why I wish I was there....I would remember must better then dh and dad

If she has the paperwork and warranties on these items there should be no reason to withhold it from you.
Those are the kinds of things sellers usually brag about and want to show every potential buyer they come across.

well we finally got the roof paperwork from her..... everything else I guess we arent getting as she said she doesnt have it...i dont believe her but whatever i want this house already by the time I mve in it prob be thanksgiving , xmas or new years lol
