At what point do we tell our landlady we are buying a house?

we just went into contract today. seller is at the realtor's office reading every single page, then he might actually sign it! long story short, he's a PITA.

we don't have a lease, but moved in on the 15th. our tentative closing date is the first week of November, but it's really up to the lender.

so at which point do we tell our landlady? after the mortgage company provides a more accurate closing date, or now?

i gave notice once we were in full contract (both parties signed) and we had the mortgage guarantee we knew wanted to stay in the apartment for a month so we can fix/clean so we put in two months. Now we should of moved out Oct 1st by our notice but we are having a very bad experience with buying this house, lots of issues so things have been delayed. So now we hope to close soon so we will have two weeks to fix/clean up before we move.

So to answer your question directly i would give fair notice (one month to two months) but if you have a FHA loan i would tell your landlord that it may get delayed to see if they will work with u.

we are getting an FHA. what type of delays are you guys experiencing?

HAHAHAHA (sorry) we had to fix the exterior of the house ($2,400/aprox) worth for paint, fix rot, etc. We could of gotten slammed for more so if your house is on the older side expect to have to do some work done. They can get your for railings, etc depends on your appraisal.

then we had to get the C of O which is the case with any sale now.

BUT if you have a new house or a house in great condition (well kept) you shouldn't run into many issues at all.

Wait until you are in contract with an estimated closing date and go from there. Just make sure that your current lease doesn't require a certain # of days notice - you don't want to get stuck because you didn't notify in time.

WAIT until you have a closing date.

We didn't and we've now been living with my parents for over 2 months because our landlord rented out our apt and we had to get out. Then our closing was delayed a zillion times. We've been in contract since June!

I am waiting until I have a closing date but I am purchasing a co-op and have to deal with the extra step of getting board approval.

I recommend waiting too. Our lease was up and the landlord sent another year lease we called her to say that we were looking to buy a house. At that point we signed a contract. She wouldn't do month to month. We got her down to a 4 month...but she raised our rent $50. Stinks....and worse thing is that the house fell through so now we are paying more rent and will be stuck here for a while.
