Attorney Costs?

Does anyone have an estimate of how much attorney fees would run us? We are selling a condo. Thanks

$750 on the low end and up from there. I think average is about $1000

Attorneys obviously can charge whatever they want. But I see anywhere from $800 -- on the low end -- up to $1400 and higher!

I would say $1200 is about average (at least in Nassau, where I do a lot of my work).

And also - in my experience as both a real estate agent and an attorney - sometimes you get what you pay for. I would rather pay a couple of hundred dollars more for an attorney that is more experienced, more accessible, etc. I have seen people insist on going with the attorney who charged rock bottom prices, but then who never returned phone calls, created issues in the transaction, etc.

For example, I recently had a sale where the other party chose a neighbor as her attorney (and he presumably gave her a good deal on his rate), but he wasn't a real estate attorney and couldn't figure out how to draft the contract! My buyer's attorney wound up having to do it for the seller's attorney. I've also had attorneys cause issues by running title at the last minute (and then issues cropped up that could have been dealt with much earlier had they been known).

So my point is - yes, I understand not wanting to overpay, but I would make sure that whoever you choose will provide the service you want and has the experience to handle anything unexpected that may arise, esp. if it's an atypical sale (such as a short sale). And I wouldn't necessarily assume that someone who charges the lowest fee for the service they provide is the best person for the job.
