Banks for a Mortgage?
Are any of them more lenient then others?
We have hit a stumbling block with Wells Fargo. I need another idea.

Banks for a Mortgage?
Broker, can recommend mine if you like. Last year but didn't need to do much of anything and i landed at the lowest rate and paid 0 points.

Thanks for your responses....Our credit is good, we have 20% down, but we paid our rent late 4 times over 2 years. That is what is holding this thing up.
All of our bills are on time because everything is automated. The rent is the only bill I still have to pay by check because this gigantic management doesn't have an electronic payment system because "it doesn't work for them" This was a quote from the company.

We used HSBC and they are the current holders of our mortgage, so we can pay it at the bank or online.

Banks for a Mortgage?
For the future if you have other bills that can't be on autopay - you can set up a billpay with your bank where it automatically mails out your rent check each month. If I didn't do this, I would probably have been late a few times too.

I would have said Wells Fargo, but seeing that you're having issues with them, you should try either a smaller, direct lender or a broker. Be honest up front of what your issue is and they should be able to tell you if it'll be an issue with getting a commitment for you.

We are using Continental and so far they have been great. I'm surprised they even knew about your rent being late though as it is not on your credit report. We have a house and rent and are buying another house. They checked the house mortgage but never even asked about the rent.

Credit Unions tend to be more critical of credit. I know my credit union is one of the stingiest lenders out there, mainly because in turn they offer some really competitive rates.

Aren't you with the NYC DOE? Have you looked into who the UFT is teamed up with? We did ours through GE Capital (which is now Ally I think?).
But I would avoid MCU if you do try a credit union, they were a mess.

Some lenders call your current apartment management company to make sure you paid your rent on time, verify your rent, etc. I know Wells Fargo does that, but not all lenders.
