Re: Before and After

Beautiful everyone!! Im so jealous. Even though weve done a number of things, I still have a horrendous kitchen & bathroom. Not that we have the $$ to spend but its more of a priority to me than my DH. Chat Icon Supposedly we are doing a open floor plan and vaulting the ceilings & redoing the kitchen next summer. We'll see....

Did you do that yourselves or did you hire someone to do that? That is amazing!!!! We are looking at a house that the basement has to be gutted and I cannot even imagine doing it ourselves!

we did everything ourselves. My DH is a carpenter by trade, I'm his favorite helperChat Icon
Finishing a basement is pretty easy, you might just need a pro for electrical. If you are handy you can do the framing, sheetrock & spackle.

That's awesome! How long do you think it would take a non-professional?

Re: Before and After

scott...the house had a heating system failure in December of 03 while it was vacant & in contract to a different buyer. All of the pipes froze & many of them burst flooding the basement-it had 3-4 feet of water in it because the house has a well & the water ran for days before the real estate agent noticed. 90% of the sheetrock & insulation was destroyed on the first floor, all of the hardwood floors-some areas even the subfloor was destroyed, interior doors & most of the trim was ruined. The tile in one bathroom was blown apart from the water hitting it. The electrical panel, almost all of the wires & outlets & switches & heating system needed to be replaced. Right after the RE agent discovered the problem they hired a "clean up crew" to pump all the water out of the house & rip out everything wet & treat all the framing with anti mold solutions. The house was a MESS, not to mention it was an outdated 80's before it flooded. They lost the first deal & were getting ready to use the insurance money to renovate & relist the house for market value. That's when I found it(we had been searching this particular neighborhood) We offered to buy it as is & they accepted but that created another problem-we couldn't find a mortgage company willing to finance the house in its uninhabitable condition, so we made a deal with the seller's to hire us to renovate the house & we had 30 days to fix everything on the mortgage co's list so we could get the loan. So we actaully did most of the big work before we even owned the house. We are in Eastern Suffolk County-its called Lake Panamoka/Ridge, right next to wading river.
These are pics from the day we looked at the house & this is the exact condition it was in when bought it.

FireIsland-it depends if you can work on it nonstop or if you'll be doing it afterwork & on weekends. I'd say if you have a plan, buy all the materials(and have all the tools) it should only take a couple of weeks from start to finish. The other thing I forgot to mention in the last post was heating, you might need a pro for that too. If you need tips let me know.Chat Icon
