Buying a House that was bought and sold 4 times in 13 years
We checked the price history of a house we are going to see tomorrow and found out it is listed for sale for the fifth time in the past 13 years. Is that a red flag? We have asked our agent to check the accuracy of the information. I heard that a prospective buyer can ask local precinct for any crime reports that were filed for the address. Anyone know if this is correct? Thanks.
ETA - the house is in a great neighborhood and has good school district. Which is why I am little concerned as to why it was sold so many times.

Yeah, same. Like us, we've been in it 3.5 years, and are debating sell or blow-out (will likely blow-out, you can change a house, you can't change location).

If flooding is the issue, aren't the sellers supposed to disclose it and would that be something that would be found during the inspection?

If flooding is the issue, aren't the sellers supposed to disclose it and would that be something that would be found during the inspection?
Unless there is obvious damage, it wouldn't be found on inspection. Not sure what sellers HAVE to disclose. I would be weary

i feel like my first house was cursed. the people before me only lived there 2-3 years and got divorced. i lived there 3 years and got divorced. a young couple bought from me...hope they're not divorced. it would be a red flag for me...i'd need to know why.

Structural or water issues are the first thing that would come to mind for me. Check to see if the basement is finished or not. I saw a nice house once that was totally done except the basement was raw concrete and empty as if everything had been ripped out after a flood.

The basement is finished. I actually called my insurance company and told the agent about my concern. They could have done repairs and paid out of pocket. If we decide to make an offer, we plan to hire a structural engineer for an inspection in addition to home inspection.

Then maybe it's crappy neighbors.
My friend had new neighbors that were so bad, they moved after being there for over a decade. They just couldn't stand it anymore. Maybe join the towns local FB group and see if anyone has any info on the block. You never know what you could find out.

If it turns out you are seriously interested in the house, you could always drive by when there are neighbors outside and ask how they like the block, etc. You would be surprised how much they tell you.

This was our house as well. We had the damn thing blessed. So far 14 years and no divorce!

Listed for sale or actually sold that many times?
Is it newer construction/reno?
DH is in construction and he has said to often watch out for some people who have done a quick flip on a house because it can often be shoddy work.
It could also be unforutnately what the other ladies said...new couples purchasing and then the relationship going sour.
Or I think sometimes people are really eager to buy a home and don't realize what they are getting into with cost.

It would deter me from making an offer, I would just be too concerned that there is an issue, such as flooding. I look at sale history though snd too many sales is a red flag to me so it may bother me more than others.

This, also just drive by random times and days. A neighborhood might look great on a week day or night, but drive by late on a weekend and see if neighbors are too loud or something. Neighbors can ruin a sale.

I would go ask the neighbors. Our house was bought and sold three times in 5 years. The last people were only there about a year, freshly divorced bought the house and then realized she couldn't afford it. But there could legitimately be a problem so I would check the neighborhood, and if your backyard backs up to another house, check that street as well. Get a good home inspector and it should be fine.

Thanks everyone. We found out from a guy that lives very close to the house that every family that sold prior to current owners sold the house when they moved either out of town or out of state. House went on the market few days ago and the guy wasn't aware that its for sale, but he knows that the seller's last kid just graduated from high school and is going away to college. We thought the basement was finished but a very small portion is finished and from what we saw, there didn't seem to be any water damage. Thanks again.
