buying a house with an oil tank buried in the ground?
Who has done this? How was it handled - did the sellers handle it? Pay for tests on it etc??
ETA - the tank in use as far as I know has not been abandoned...

Re: buying a house with an oil tank buried in the ground?
UGH! I just had an issue in an apt I lived in that had a toxic oil heat leak in it. The tank is buried. We ended up having to move. The landlord isn't fixing it... he is just letting it be and now that we moved out... he is raising the rent to the next tenants. Yup... he's a real stand up human!
I do know that if there is evidence of a leak, you cannot just abandon the oil tank. Everywhere the leak is has to be removed and fixed.
BUT if there is no evidence of a leak... you can just use the oil and then abandon the tank and have another method installed.
I did a lot of oil heat research. But moreso with leak involvement and not so much with the home purchase. I think you can add additional jurisdictions regarding the oil heat into your offer/contract... to state that they pay for xyz (whatever testing you want to have done, etc.).
I think that was a thing of the 50's and I did read that those types of tanks used have a high tendency of leaking. Having coming from an apt with this type of leak... i'd recommend abandoning it after you purchase the house. Also the inspector should be able to tell if there is a leak or not and how to go about abandoning the tank, if you so choose.

Re: buying a house with an oil tank buried in the ground?
the tank at our new house was buried. we negotiated with the sellers that it had to be abandoned while the house was still THEIRS and if there was any issue it was their responsibility. we split the cost of the abandonment and new tank.
luckily, there were no issues.
good luck!

Our tank is burried. It is a newer tank so its fiberglass tank. They gave us the cert for it so we didnt have any issues. Insurance is just a bit more difficult to get and it costs a bit more.

DEF a great idea!!!!! I thought of negotiating additional things into the contract but not the abandoning part.
I HIGHLY recommend abandoning it!!! After what I just went through.

Re: buying a house with an oil tank buried in the ground?
our house had a buried tank in the front yard. We required that the sellers prove that it was filled with sand and sealed properly, so they dug up the front yard and got the certification and then left us with a big pile of dirt and a hump in the yard! However, it was worth it to have the paperwork showing it was properly abandoned.

Same here. And I went to the town to confirm the original tank was abandoned properly.
