Try your bank! If you hacve agood credit and are looking for a conventional loan that is the way to go.

Try your bank! If you hacve agood credit and are looking for a conventional loan that is the way to go.
Some brokers have access to bank wholesale rates that the public can not get if they went to the bank directly.
But you typically have to put down 20% to get these types of rates.

Yes but they have to get paid somehow. JMO but I would cut out the middle man if you can.

Brokers get paid yes, but if they sell many loans for the bank the bank will give them a discount on the interest rate. It's like buying a product in bulk.
In my experience I have had different brokers during different periods of mortgage shopping beat the interest rates for Chase and Bank Of America. The fee I paid the broker was far less than what I would have paid in points if I went to the bank directly.
And like I said *some* brokers will do this. Many won't. You have to shop around. Bankrate.com is a great source of mortgage brokers.
