cesspools ?

my DH brother is buying a home and I mentioned to his SIL that they should say in the contract to get the cesspool drained.. do you think its a good idea. They said they will run it past their broker tomorrow. I just feel it should be clean bc who knows how full it is and when it may need to be drained. has anyone done this or am i a fool for telling them this?

Re: cesspools ?

IMO, you risk more problems by draining/emptying/pumping out a cesspool that doesn't need to be. If they are older construction type (cinder block), you can undermine the structure and cause collapse. A properly working cesspool will not have to be emptied. If it's not working properly, you will find back-ups in the house, usually at the lowest point of plumbing.

I am a control freak and would want to choose who to determine what the cesspools needs/doesn't need. I would be afraid the current owner might use the cheapest company, who might then be less experienced and make matters worse, way worse. Improper care could make the cesspool collapse as chmlengr said. And by that time, the home is yours and you have to pay for an entire new cesspool. But that's just me.

Re: cesspools ?

I think the best thing to do woudl be get it inspected. We bought a house and knew nothing about them and 2 weeks after owning our home we had problems--needless to say 8 months later we got a new cesspool and found out that there was 6600 gallons of **it in ours. I think the best thing to do is see if someone will inspect it so you know what you are getting into. If you can't I think it is just a "risk" you have to be willing to take.

Re: cesspools ?

I wouldn't get it drained automatically.
We have been in our house for three years and not pumped out the cesspool. As chmclengner said - it may do more harm than good.
My neighbors pumped theirs out last year and it collapsed - they had to have a new one installed.
Not worth the risk, IMO unless you are getting backups in the house.

Re: cesspools ?

we paid for a cesspool inspection by a company of our choice before we bought the house. I wouldn't suggest pumping it unless advised to do so by a cesspool pro.
