what happened was that we put an offer on a house, but the realtor came back to say that there were three offers in front of ours, all wanting to do a sellers concession. The seller did not want to accept any of these offers. I was originally confused as to exactly what this was, but once it was explained to me, I understood what these people were trying to do. What we wound up doing was placing a higher offer, with no sellers concession. We're just waiting for the seller to accept/deny this offer....now the waiting begins, but I hope not for long.
ahhhhhhhhhh....why not just offer the same as the highest bid, minus the sellers consession... you would then be highly desired without offering up more money?
i totally agree. perhaps she wanted to make a higher offer in the event that a previous bid comes back negotiated w/o a seller's concession.
are you working w/ an agent or is the house a FSBO?
check the comps in the area to make sure you haven't priced yourself out of the neighborhood. i know the market is competitive and for the most part we are ALL overpaying, just make sure that you are somewhat in line w/ the prices of recently purchased homes in the area.

Re: CLOSING COSTS-UPDATE ON BOTTOM
This is exactly what I did, so I'm feeling sooo much better now!!!!!!
....now we're just waiting for the seller to agree on the price.
I did comps, by the way, and I saw homes that were sold within the last few months for almost $20K over what we bid (which was almost asking price), so I think I'm in a good place right now.....or at least I hope so.....
