Closing soon-utilities?
We are finally closing on our new home!
Silly question-the house is vacant but the electric is on. Can we just transfer it into our name or do they have to call and cancel first? Same with the gas?
Thank you!!

Closing soon-utilities?
Everything was transferred at closing for us. Like a PP said, make sure to check for outstanding balances. Our water was shut off 2 months after we moved in because the previous owner didnt pay their last bill.

Re: Closing soon-utilities?
You call each utility company yourself and have it set up in your name. Whoever has the utilities on, though, will also have to call to have the service ended in their name.

Re: Closing soon-utilities?
Make sure your agent coordinates with the seller to ensure a smooth transfer. You want it to be seamless with no service shut-off.
Buyer will typically put the utilities in their name the day to start the day of the closing or the day after. Sellers sometimes end the service the day before closing, and the buyers may be starting the day after closing, and then the service gets shut off the day of.
You can call days (or a week) in advance, too. I've had buyers wait until the last minute, forget, or think it's no big deal, and then we get to the walk through and there's no electric service. PSE&G doesn't wait, they just turn it off (no grace period). Then, it's a PITA because they can't remotely turn it back on. Someone from PSE&G has to physically come out to the property.
Plus, if utilities aren't on for the walk through, then money must be left in escrow, etc. until things can be tested, and it's just an unnecessary hassle.
So clear communication is necessary! Seller shouldn't shut it off but just say "I'm moving out x date and the buyer will be calling to set up their account" and buyer make sure when you call that you will have continual service.
If you close on a Friday, the buyer usually starts service that day, because otherwise you have to wait until Monday (PSE&G won't transfer the account on a weekend).
Hope this helps! Congrats on your new home!
