coldwell banker's home value estimator... how accurate is it?
COLDWELL BANKER'S HOME VALUE ESTIMATOR
have you guys tried it out? what do you think about it?
it gave me an estimate between 311,814 and 392,631. i paid 315,000. does this mean that if i "pretty it up" i can get as much as 392,000 in this market?

i wouldnt trust those online things - there are other variables that go into pricing that can't be calculated - like the inside condition. I typed in my house - the lowest number was above what we paid.

it seemed REALLY high for us.. we bought our home in jan 2006 for 380,000... it said between 407,000 and 480,000..... I wish lol

the range is almost 100k wide for my house....that's too big for it to be believable. I checked another property of ours & it was dead on.

I wouldnt rely to heavily on it...it is basing the price of your house on Comps in your area these may be anywhere from a 6 months to a year old...the market is over saturated right now and house prices have gone down..The home value estimator might help you should you be wanting to take out a home equity loan but not if you are planning on selling your home..
It gave me a value of 465K to 605K.
My house is worth about 400K to 425K in todays market...so its way way way off for me.
