Re: Cost of survey?
My parents had it done a few months ago and called around to many places. They went with the cheapest (they were the sellers) and got someone for $525. I can get the contact info if you want.

Wish I could, but this is coming from my attorney and I guess whoever the title company chose. Why did your parents pay for it though if they were the sellers?

We just had one done in the fall while planning our pool and paid $500.
We used Albert Tay, he was great.

Home ownership is definitely something to feel proud of! I certainly am...but of course, there are times when you feel financially drained because it always seems that the "big things" hit you when your bank account is at its leanest.
I can honestly say it's 10000000% worth it - but I know that's because of the kind of house we bought and the price we paid for it. Ask my friends who bought at the height of the market and they might disagree.
It will be so worth it - and there WILL be a light at the end of the tunnel

You don't have to use the surveyor that the title company got a quote from. You are free to order your own. (I work in a title company.)
The person who orders the surveys usually get quotes from a few surveyors that they work with and provides the information to the attorney. Some surveyors are cheaper, but take more time. Some are more expensive and quicker. (You get the jist.) The cost will also vary based on the property and how accessible it is. (Does the surveyor work there regularly or will they have to make a special trip to the location.) If the survey is needed faster than a 5-7 business day turn-around then it can also be subject to a rush fee. Basically there are a lot of variable.
You can call around on your own and find someone and the title company will use the survey. Just make sure that you're attorney hasn't authorized the title company to go ahead and order the survey first.
(The quote you stated above is within the range of what I've seen quoted for residential property.)
