Did you feel it was important to move quickly when you found a house you liked?

Or did you not want to seem too eager???

It is a very fine line between moving quickly and seeming eager. I am sure we seemed eager, but in the market we were in 4 yrs ago, we had to move fast and had no choice in how to seem.

Now things are different...the market is different, buyer's market, but that still doesn't mean take your time if it is an awesome house. It is a very difficult thing to say do or don't do.

Agreed. We didn't want to seem too eager with other houses we put offers on and didn't get them. Not because we lost them to someone else, but because the homeowners didn't want to budge on the prices.

When we found something that was priced for fair market value, we jumped on it. It wasn't what we invisioned a dream house would be but we knew it was "the one".

We saw the house, went to lunch down the block to talk it over, and put the offer in immediately after. It was accepted the next day, before the open house.

The only problem with seeming too eager is negotiation tactics. We weren't going to beat ourselves up if a house we were bidding on went to someone else because we bid too low. Them's the breaks. Chat Icon There are so many houses that you have a lot of choices anyway.

With the house that we just bought, we were pretty aggressive. The house was priced to sell and it was/is in mint condition. So we didn't want to lose out on it. So we put our offer in on Saturday. The following day, they had a scheduled open house and they could'nt cancel the open house due to advertising that they did. After the open house, they had 3 other offers on it!

So we pretty much did what we had to do to get the house.. without compromising ourselves. We also, did not want to get into any bidding wars.. so we offered a very attractive # and we complied with what the sellers wanted suchas, the closing and when to send the 2nd deposit.

But if this house was a bomb & overpriced.. we would'nt have gone thru great lengths to get it. The right house will come along and you will know what to do . good luck!

We were eager, but at the same time I did not make myself look desperate to get the house. We made the offer and the seller accepted it, that night the deal feel through because he was selling the house to another couple without the Agent (Long story short, it was on the market and then sale by owner). We were ready to jump off a cliff at that point and walked away gracefully.
When the other couple's deal feel through and my Agent called me, I offered him less then my original offer and said "Take it or leave it", he said no at first "Meet him half way" and we said Nope, this is it. He accepted AGAIN and we started to get papers drawn up.

We really wanted the house, but felt "If it was meant to be" it will happen and it did.

You have to really look at different factors:
-How bad you want the house
-How bad does the seller want to get out
-Price you have to play with

Good Luck and it will all work out in the end.

Think of it this way. If you love the house, someone else might too. There is no reason to sit around waiting to make an offer.
You make an offer, set a max. # you are willing to go to, and take it from there. Whether you wait an hour, 2 hours, a day, isn't going to make a difference.

we offered within two minutes of walking into it. We whispered our number to eachother & then my DH told the agent.
This was in 2004 which was a MUCH hotter market though and our house had a few very unique qualities that were perfect for us. And we had already looked at 40 or 50 houses.

If this is true, then the seller is an idiot. It means she priced the house right.

Has your REA told you why there has been no counter-offer? To sit around on it for weeks is ridiculous.

We put an offer in the day we looked at the house.
We knew that this was the house for us and it was priced right for the area so we didn't want to take a chance of loosing it to someone else. Good luck.
