Do you go view homes that you feel are OVERPRICED, based on comps?
Do you go see something that you believe is overpriced \?
Will you see it if it's overpriced but still in your price range? Will you see it if it's overpriced but now currently OUT of your price range?
Or do you wait for it to come down?
I never know what to do....see it or wait to see if they come down. How do you know if a seller might entertain even a much lower offer but was just aiming high? KWIM?

I ALWAYS look. I love to look. I always make an offer *I* feel is fair. My friend fell in love with a house that was OUT of her range, made an offer and got it for $80K less than listing. You just never know in this market!!!

Yes, I do. If it is truly overpriced, it will sit on the market and if they want to sell it, they will eventually bring down their asking price. Then you'll be ready.

You are right.
But what if the listing agent is also the owner? I can imagine they may get highly offended and it might awkward but I guess that's the way it goes.

When we were looking I would check to see how long a house was on the market, based on that I would either see it or not, if was listed for long time at high price no adjustments I wouldn't waste my time

I'll look at it, but if it's way overpriced... i'll look at it and then wait for the price to drop.
Since you probably won't get anywhere with a lowball in these cases, you are better off waiting for the seller to come down in price which brings your negotiating numbers closer.

Also if the price doesn't drop in a few months and it's still on the market, that is a seller that is just putting a "feeler" out who has no intention on lowering their price. So I would move on.

House was ALSO on last summer,for about 2mths, then taken off. Clearly a feeler. So not sure if I even should see it.

Our REA always said , if you like a house that is over priced always make an offer of what you think is a fair price. This way when they sellers have a reality check you will be in the game.

We looked at prices out of our range. All of them sold close to the listing price (fully done houses not fixers uppers). We got our house (fixer) $30,000 less than asking price.

we did, but it never worked out...
i was really getting to know the market where we were looking so if i saw something that i knew was priced too high i would have my realtor look at it and then she'd call the seller's realtor to see if they were realistic and if it was worth looking at..lots of times the sellers agent would say yes, i know they are overpriced i can't get them to come down and we wouldn't bother looking...
one particular house the REA said yea, come, and then we made an offer and it was a waste of 2 weeks of our time with offers and counter offers....a year later that house is STILL on the market priced to high

we looked at one house over our budget - turned out to be the one we bought. It had an apartment that wasnt listed.

I need a realtor like that. There were 2 homes we looked at and the realtor's said don't make offers lower than XYZ or an offer as low as ___ will only anger the owner. Meanwhile the homes needed a lot of work. Just interesting to see the different point of views out there.

I go see and offer what I personally think the house is worth. the seller can decide whether to take it or leave it. I also don't pay much mind to the comps If I LOVE a house I may offer more, if It needs work, I will offer less

what???? I would never tell anyone not to put an offer in just to not anger the seller
that's crazy.....

We did and most of the time the case was the homeowner owed that much on their mortgage and couldn't take less. There was just no way we were paying what they were asking. We eventually found our home!
