I was told by our architect that it does. The porch we're adding to our house will cost us $20,000, it better add to the value of the home!

That's alot of $$$. Wow!!! What kind of wood are you using? How big will the porch be?
We used Cedar and Phil did all the work, we also had an electrician run wiring for the lights on the porch.

I think it adds value, not as much as kitchens and baths. I'll ask Phil more about it.
I LOVE our porch. I still on the porch pretty much everyday or night with my babies, Hershey and Sarg.

Tara, I remember your porch. Phil did a great job! My house is the perfect shape for a porch! I have been wanting one and Ray thinks it is a waste of money, because we have a deck in the back and I could just sit out there and he also says you get zero return on investment. I am hoping to have one in the spring! I know the taxes will go up, but does anyone have an idea how much? I know it depends on the size, town, etc... maybe I will ask my neighbor who just got one.

Julz!! i didn't see this yesterday!! i LOVE porches too!!! Basically, any improvement made to your home will add value, but some add more than others. (for ex. an extension on the home, state of the art kitch, etc.) A porch will def add value to your home, but as others have mentioned, your taxes may go up...by how much, i don't know. IMO, i don't think they'd go up drastically - like say if you put in a pool, or added square footage to the home. definitely talk to your neighbor, and please keep us posted!! I think your house would look SO nice with a porch!!! (not that it doesn't look beautiful already!!! ) You guys have done a FANTASTIC job on it!!!

This is Philby. Porch does increase taxes but it is not deemed livable space so it is no big deal. It will increase value no doubt but only if it is done well with decent materials. By this I mean appealing to the eye in that it looks as if were always there and not just some add on. Cheap work looks cheap! Electric for high hats costs more and needs an electrical inspection but looks great. I recommend dimmers. Cedar or Mohagany top deck with hand turned posts is always a sell. Add to that interior crown and clear pine beaded soffits and you have a definite winner. I will ask the boss to post some pictures of the one I built for her 29th birthday!!

I really don't think a porch would increase the value of the house that much.
Its more a "personal" touch than anything else. If you want a porch... get one.
Besides.... it sounds like you know somebody in just about every aspect of home remodeling so I am sure installing a porch wouldn't cost that much and you would probably make out on it in the end.

Dj. Pill this is the Philby. You must live in an apartment or condo. ... A porch is inded personal but does increase the value of a home. Look it up. I am not here to solicite business, just to present some facts. If you spend $7k on materials expect to spend between $5 and $8 on labor. That would total about $14k. There is your porch.

I agree with this... and I want one. But I also can see Ray's point. If Philby says a porch could cost thousands Ray would rather me just use the back deck we already have, because he thinks someday if/when we sell the porch won't make any difference in the value of the house. Of course not everything we do has to give the house value, some things are just a preference. But I need help convincing him, so lets here more positive porch stories

I am sure if you install a porch and have it done right... you will get a return on your investment.
But I haven't seen any articles on the net that say adding a porch will bring back huge resale value.... cause it probably won't. Its more a personal touch than anything else.

My RE lawyer said it really doesnt add much value, it can def add more taxes and many need a CO. I forgot to add , I LOVE PORCHES !!!!
