Don't know what to do? Realtor/FSBO?
Ok, my mom is my agent through her company. They are going through so much cr@p right now. They fired the broker in charge to have the wife work there, nobody knows what they're doing basically. I will be paying about $900-$1000 to this company since I'm a relative when this is all said and done just to be able to use them. Well, I'm not happy with them because, it's almost impossible to get someone to change the MLS info, I need flyers, basically all they gave me were the MLS info printed out to put in the flyer box. There is no one there to make flyers for me and I need new one's desperately. I just don't feel like I'm being taken care of because I'm a relative and it seems like I don't count? My mom says that I'm not paying much and that if I go through another company then I'll be paying A LOT more, and obviously we can't afford it. So what do I do? They don't give me any other advertising except the MLS and the ERA website. My mom will be leaving them to go somewhere else when I sell my house since the company went down the hole at her location. Too much BS. Anyway, I put it on craigslist myself and probably need to do my own flyers. I am just mad because I'm paying this company about $1K to do what??? Not do what I need them to do? My mom said that I'm listed on the MLS and the ERA website. I said ok, no one really just goes to the ERA website and says, hmmm let's see what's for sale? Most people go to the MLS or craigslist. I am just not happy one bit. The house has been on the market since mid November and we have only had 4 showings, 1 was a 2nd showing. We have not had a showing in 3-4 weeks. We just can't do this anymore. I know it's been the holidays, etc. But I just don't feel like I'm getting any kind of assistance from her company. Just because I'm her daughter doesn't mean to treat me any different? Why should I pay them $1K for just having it on the MLS??? I really need some advertising help.
At this point I just want to pay someone (have no idea who) to put it on the MLS and just do a FSBO. I don't know. I'm so upset, confused, lost... I'm just so done with this house. I can't take it anymore. What should I do??? Please help!!!

Our agent isn't making anything unless our place is sold--they are making you pay $1000 even if it doesn't sell? is she making any commission from you?
I'd go with another agent, try to get a rate of 4% commission...Even if your mom is taking less, it may deter other buyer agents from bringing clients to the house since they won't have anything/much to split.

No, we don't have to pay anything unless it sells. Sorry, I should have been more clear. I think???
I just don't think that they're helping us at all and if we can do the same thing as they are, at least we wouldn't have to fork over that money for nothing.

With the "I will be PAYING" comment, it seems like she hasn't paid them yet and will pay them the $1000 upon closing. But I could be wrong.
But with that said, if the Realtor's office is only paying $1000 total I can't see much activity on it unless buyers call the listing broker directly. No buying agents are going to show that place because they aren't going to make any commission.
While $1000 may seem like a lot, honestly that's very cheap to get an MLS listing with a listing broker, family or not. On a 150k house that's less than 1% commission. I can see why the office doesn't want to do any additional work. They would be losing money.
Unfortunately if you want more exposure, you may have to switch companies and go with an established realtor's office that will offer 4% with 2% going to a buyer's agent to lure buyers in.
Also your home has only been on the market for three months, which is not a long time. Especially when you factor in the holidays. You need to give it more time.
Also keep in mind if you don't sell with that office and switch brokers, that office may make you pay the fees they incurred, including the cost to get your house on the MLS.
It's a tough situation and I don't envy your position, but you have to give it more time.

My mom's office is only charging us about $1,000 to use their name, MLS, etc. But I believe if another agent brings their clients that other agent will get 2-3% I believe. So they're getting something, and in this market, I would think it's better than nothing. I could be wrong though. I know 3 months isn't long with this economy and the holidays and all, it's just for us financially, it's hurting us so much more month after month.
