Dumb, first-time home buyer questions inside...
Ok, so we signed our contract on Monday, blahbetty blah. Then we got the committment letter, or whatever it is, from the mortgage broker. Now, it says under the additional conditions that need to be met that we need a survey and a title binder. How the hell do I go about those two things, who do I call, what the hell do I do? I'm so clueless. I have no idea what to do and I feel like everyone expects us to know what we're doing when we've never done this before Any help would be appreciated.

Ok, good to know, good to know. I guess I'll call him tomorrow. I felt like my real estate agent was awesome at walking us through the steps in the beginning, but now it's kind of out of her hands, and I'd like someone else to hold my hand through this now

Your attorney orders the title report and if the title company cannot locate a survey and your Seller doesn't have an old one....your attorney needs to order a new survey. The title report is usually ordered as soon as you are in FULL contract and it can take up to 2 weeks.

When both parties..you and the seller have signed...it is a fully executed contract

Even if a survey can be located, it is a good idea to get a new one (and in some areas it's required).

The attorney will handle the survey and title. You need it to close. Did you get your inspection yet?

Yep, your attorney should handle it. And being in full contract means both parties have signed.

Ok, thank you to everyone who responded. Here's how it stands...I called my mortgage guy and the attorney and we don't need to worry about the survey or the title, the attorney is working that out. We are in full contract, and we are basically set for now. Thank you to everyone who responded. I feel like I'm walking into a black tunnel sometimes!

Your attorney will order a title report if he/she hasn't already and there may be a previous survey on the premises. I would suggest that you have a new survey done or have them update the previous one. It may cost you a little more money but in the end you are making sure that you know what you are buying and certifing that a neighbor hasn't put a fence on your property or the other way around.
