? for those house hunting
Considering the financial state of the country and the banks are you still actively looking or putting getting a mortgage on hold?

Re: ? for those house hunting
We've been house hunting for over a year. We made an offer on a house this week, which the sellers accepted. We were ready to buy a house and haven't let the economy affect our decision.

We are in contract on a house, and we are not letting anything affect us getting a mortgage.

Re: ? for those house hunting
it's on hold!!
it's our opinion that the housing here is over-valued and we're willing to wait it out some more.
houses are down approx 10% from 2 yrs ago when we first started. should be interesting to see what happens with this latest mess

Re: ? for those house hunting
We are planning on looking in March. We have not changed these plans, though we are concerned about getting back our money on our home. We still believe our home is valued more than what we paid, so hopefully we can break even.
I am not worried about getting a mortgage as we have great credit.

Re: ? for those house hunting
Still looking. We want to find our next home before selling our current, so we may just rent our home if we can't sell it for what we would like to make our $ back.

Re: ? for those house hunting
WE decided we are going to wait until FEb to put our house on the market. To be honest at this point I'd be afraid to have it on the market. With the wuestion of getting loans and the economy the way it is..I wouldnt want to chance anything

Re: ? for those house hunting
If we found a house that we loved we'd go for it. But after watching some houses drop their prices by 30-50,000 I think we'll wait out the winter.

Re: ? for those house hunting
we have put it on hold.
we need to see what happens with housing prices, the economy, and also we decided that rather than trying to purchase with 5% down, we would rather save up to hopefully put down a larger down payment.

Re: ? for those house hunting
orginally we were going to buy a house right away in FL
but we are now going to rent first (or I might even be able to live in a corporate apartment- which would be awesome)
I just feel like there isn't any margin for error in the FL market- if we hate the house or area- I am nervous to have to sell it in 5 years or less
this is going to be our forever house - so I want to take my time and make sure that it's the most stable investment I can make - we would really like to find something on the water if possible if we can find it in our price range (foreclosure or short sale)

Re: ? for those house hunting
We are on hold.
I know it will be tougher to get a mortgage, but with the housing market so over priced over the past few years, I 'll take my chances.
Worst case scenario... we could always move out of state...
Hopefully, the market will become fair again, and prices will come down.

Re: ? for those house hunting
We are no longer "looking"
DH just got into a promotional program, and when its completed he will have to remain in NY for 18 months...
We are seriously considering moving to GA again....
I have no intentions of buying if we are going to move... Dont want to take the risk of losing $$$$

Re: ? for those house hunting
We are in contract and if something happens we'll delay the search again.... more because we had been planning to buy next year instead of this year. But I also think prices will keep falling.

Re: ? for those house hunting
We have been actively looking since June, we go out once a week, and I am getting sooo sick of it !! We are determined to find a house, but it seems that there is a lot fo crap out there !! I think homeowners don't want to accept that it has been almost 2 years since the housing bubble, and they have to work with us buyers a bit. Their houses inflated by an astronomical amount, and they arnen't going to get that today, so lower your prices so I can buy a house LOL. We have 20% and a pre-approval so we are ready to go !

this is where we are...but we will list our house in the late spring and won't bid until we are at least in contract

Re: ? for those house hunting
We already tried without success to sell our house. It was on the market from Jan. to July. Since things are worse now, we are definitely not going to try again until next year at the earliest.
I never thought I'd say this, but I miss LI and really want to move back, and now I can't.

We are still looking! I heard someone say there is no "credit" out there. Are banks even giving out loans?

Re: ? for those house hunting
we suspended.. aren't looking and let our pre-approval expire. I think the prices will come down some more for the market to even out- too much inventory out there.
There is credit out there but I think it's pretty hard to come by.

yes, but they are getting a lot more strict. Yo should be fine if you have excellent credit. If you're credit is less than excellent, but still "ok" (say below 700) you may also have to pay a higher interest rate if you have less than 20% for a down payment...they recently revised the rules on this, from what I understand

We were again approved last week with no problem whatsoever, but we both have credit scores of 780+ and we have over 20% to put down. We were also approved for homes $150,000 more than where we are looking, so we are being incredibly conservative.
I actually think it may become easier for us looking now since they are becoming more strict, and it will cut out those with lower scores or a lower % DP.
