for those who have sold or bought recently...
We would like to list our house after the new year...any tips from the seller or buyer perspective?

When we bought, it was so nice to have the house already painted and the floors finished. We were able to move right in... that was a big savings for us (didn't have to pay rent while we did last minute repairs).
Granted, I come from the perspective of you have to look at the overall quality of the house and the big repairs, but to not have to worry about the little things like painting and sheetrock right away was really nice.

If you paint, use neutral colors or white. Our sellers repainted the house, but it looked like it was inspired by the circus!
I wished our sellers had fixed little things - a loose tile in the kitchen, missing pieces of floor molding, a windowpane with a crack in it, etc. We looked past it b/c we liked the house, but I think they would've sold earlier if they fixed the small stuff.

ITA about neutral colors & fixing the small things... when we moved into our house, there were some pretty major things we knew had to be fixed with the house, so when we ran into the little things (like the closet doorknob falling off or a minor leak in the bathroom sink) it drove us CRAZY!!!!!
also - take as many pics as you can of the inside AND outside... there were many houses we didnt even bother seeing in person b/c of the quality of the photos on the website
ANDDDD have lots of open houses!!! me & DH would drive around on a sat or sun in the areas we wanted to buy in & just search for open houses

Keep all clutter OUT OF THE HOUSE!!! counter tops closets etc.. the buyers want to see the house not the clutter. It's harder to invision yourself there with too many nic nacs all over the place.
Also...the smell of the house is a big thing. Many house stunk!!! Always burn a candle before people come see the house. The best are the ones that smell like you were baking!!! Makes the house feel more homier!!

clean the house, take out any clutter, maybe put some fresh paint.
We hated houses that looked diirty, cluittered or had colors that were too bright or things in their house that are just too unique that most people wouldnt like.
I know that that isnt a reason to buy a house but when people have their homes nicely decorated it helps the buyer see more potential in it

- Paint
- Clean house (stove & frig too, you had to see our house when we bought it, we put it right in the trash it was so gross)
- declutter, take down as many pictures as you can so that buyers are looking at your home (the square footage)
- make sure your REA takes good pictures or take them yourself and send them to your REA
- small repairs completed (no one likes lots of small repairs, it shows you aren't taking care of your home or at least people might think that. They also might think there are even bigger problems if you can't finish the small ones)
- put out fresh fruit or flowers when you have Open Houses (try to have one open house per month at least)
- bake cookies for the open house....it makes your house smell good and when potential buyers walk in the door they feel at home and they get something to eat.
ETA - You can even buy new bedding or sheers to finish off a room. If you can have the house looked "staged" it might sell faster.

Do you mean photos? I have a ton on the wall in a photo montage sort...should I take them all down? leave just a few?

It is always in your best interest to take down any personal photos so that a buyer can picture this as THEIR home, not yours.
