FSBO Question

Anyone know how long it takes them to include the photos with your listing?

Should be up in less than a day. We had ours on that sight and it got over 300 hits in two days but didn't generate any phone calls.

Most of our leads came from the sign on our front lawn.

Kathy, East Northport is a hot area. Once you put a sign out and an "info tube" you will see people slowing down and knocking on the door instantly.

not sure but I sold mine FSBO and only listed in with flyers in the neighborhood and in Newsday. We put it on Craigslist too. In the end we did about 100 showings within the first week (when we took an offer) but we had the woman who would be our buyer within 24 hours and she was from Craigslist. We just sold it this summer. FSBO is really easy, in my experience.

Do you have an offer sheet for when people look? If not, FM me and I'll send you mine. FIL made it up...he used to be in real estate.

Also, when RE agents start calling, and they sure do fast if they haven't already, tell them that they can bring a buyer as a buyer's broker only...you WILL NOT pay a commission. Not sure if you had been given that advice but it's good advice!

LOL usually when they hear this they don't bother bringing the buyer. What buyer is actually going to PAY for a broker? Granted I am sure some people out there will... but most wouldn't.

What will probably happen in that case is the broker may try to wiggle some money out of the sale somehow.

Buyer offers 450k to the broker. Broker tells you the offer is 445k. Chat Icon Not sure if they do this... but its theoretically possible.

Definitely put out an info tube and some signs. People the next block over did this and the house sold in 2 weeks.

East Northport is hopping - houses here are going like hotcakes. We had a local agent call and ask if we wanted to sell Chat Icon

DJPill, we had a bunch of potential buyers willing to pay a broker fee. I'm sure there were plenty out there that weren't willing too.

But, by saying that you are really keeping away the RE agents that just want to "preview" the home so they can have first hand knowledge for comps as well as to try to get in good with you should you need an agent in the future.

We are not dealing with brokers at all. When they call I'm teliing them we are selling on our own. If we change our mind wwe have already promised the house to a broker which is true.
