Garage Conversion Question
We have a Hi-Ranch and the previous owners converted the garage. So there is a step down/up in what will be our family room soon.
Would you fill this in with cement? The ceiling is still high enough, so that wouldn't be a problem. This is a house we will stay in for many years to come, maybe even our forever house. But if we would sell do you think it's a bad thing that someone wouldn't be able to convert the room back into a garage that easily? Should I not even think about it. We bought the house without a garage, but I know a lot of people really like a garage. And let me add that most of our neighbors that have Hi-Ranch's have done the conversion, but I don't think they filled in with cement. And we do not have a garage door on the house, previous owners put a window there. But you can fit 4-5 cars in the driveway.

I would just keep it as a step down. A lot of people prefer a sunken living room. That way, down the line, if you ever sell the garage could be converted back fairly easily.
If I remember correctly from your prior posts, aren't you putting a pub table in that area and your couch / tv in the larger room?

that is true about sunken LR's. Nice way to look at it. Yes you remember correctly. The small step up area will be a table and chairs and the down area will be the sectional & TV.

I would fill it in for fear that someone would miss the step up/step down and bust their A@@
The original owners converted the 2 car garage into a 20X20 family room.

If you don't think you will want to convert it back for a garage, fill it to level the floor.
No offence to anyone but a "sunken" room screams "addition" or "conversion".

That's what my parents did when they converted the garage.
They put 2x10 on the floor. Like for a deck and put subfloor on top. The garage door was change to a 4 panel french door.

nope, i would leave it if you are planning on having two "different" rooms. i can see it being very comfortable that way. my opinion. hey... you could always create a sub floor later if you aren't doing expensive flooring right now.

The subflooring is a great idea! Thanks! I'll have to tell DH about that one. Might work and a lot cheaper.

I like the step down, i'd keep it.
We have two steps up from our hallway to the DR/LR and to the kitchen... it adds character IMO.

Really? My parents had a sunken living room and family room in their house (which was a ranch), and it was part of the original floorplan. I actually liked it because there was a higher ceiling in those rooms which lent them to larger furniture (entertainment unit / tall mirror over fireplace and bookshelves on either side) and ceiling fans etc.
JD - I think if you are using the two areas for two separate purposes, the step down is fine. But the wooden subfloor sounds like a good idea too!

We don't mind that the LR part of the room would be lower, we were just worried about the step thing and people not watching their step or of course when we have kids and they will fall down it. But everyone has to learn how to go up and down steps right.
