Going to look at this house!

Really excited about this, even though trying not to be....its down the block from some familya nd we have heard all about all the updates etc in it...so we have a good idea about it.
Also has an apt with outside entrance , in basement, not legal so doesnt say! DEER PARK HOUSE

Ok i was just saying cause when Tim & I were together (he is a carpenter) and can do the work it wasn't that it is the material even at cost it was alot ! So i am not sure what your financials are but it can be costly !

We have the money, we just arent sure ya know? Im so afraid house prices will go down. They seem to be , slowly, very slowly, but I get nervous.

I definitely understand, it's our fear as well - we'll buy it the day before that 'bubble' bursts.

I am no economist (though my DH is, and he can't say for sure) but honestly, I don't see prices on LI going down that much. There will always be demand. Good luck.

I just dont understand the market enough I think. I mean two years ago a friend bbought a house for $175K that sold for $300 22 months later.

YET my sister whos an apprasier did a house 6 months ago apprasied at$369 and they didnt sell, it was reappraised by another company yesterday for $329K 9 it was a house we were interested in). I asked her why, and she said houses are going down slowly..I dont know if shes right or not?

b/c as high as the 'demand' is, the prices are unrealistic to so many that are in the demand population, so theres going to become an oversupply in this market, And it wont bring the prices down a HUGE amount, but the houses that are completely overpriced compared to similar ones in the market, and going to have to bring their prices down. Unfortunately, its still going to be like MORE houses at 375K instead of 400K... so yeah, its 25K, but its still 375K! Chat Icon

thtas how I looked at it, and really my sister said she does see houses HAVING to go down, but by $20-$40K , not a significant amount on a $350K house, or higher.

I just see like for instance, the house I mentioned purchased at $175 and then sold at so much more...thinking well it isint worth the $300K then ....And I dont know right now if I can get past spending all the money on it when Im stuck in What If mode.

Our major goal is to have a house by the time we have kids in school, so we are settled, we still have time for that yet, and we can save up a lot more money , thus reducing a future mortgage payment...BUT....do we keep throwing money away on rent?

Actually most people i have talked to...they say houses prices are staying the same for all houses 400K and lower. They are going like hot cakes and you will most probably will NOT see any decrease...
ESPECIALLY a house that is only 310K. That most DEFINITELY will either rise or stay the same, depending on the condition of the home.
The realtors say, and jeez i have toalked to a bunch, that the houses 400 and above are staying put. Not being sold fast at all. But no decreases have happened just yet.

So if you really like this house...i suggest you go for it. The only thing i am hoping is that the 400K plus houses drop in price so i could get more for the $$$.

I am very familar with DP. This house is on a busy road. Most houses in DP are on 75/100 so the lot is average, my honest opinion is that you can find much more house for a little more money in DP that is not on a busy road. The only thing is the taxes might not be $3,600.

I know the area too...my cousin actually lives 5 houses down, The road where it is isisnt the busiest part of Nicholls and we have lived on a main rd before, thats not a concern to us...The lot is decent in my opinion and thats a factor. The taxes being low now adds to us being able to afford adding on, having work done..

Trust me , we have thought about it ALL. We knew this house and another we looked at down the block( abot 15 houses down) would be up for sale, my cousin knew they were doing work on it.



I just think we may wait, They havent had( either house) too many lookers or very interested parties...We arent going to be pressured.


Again, its the money thing. I have just seen the prices going slightly down, and sving even $10K means a lot in todays market.
