Going to see a house we like tomorrow - any advice?

My DH and I are in the very beginning stages of house hunting. We've been to a few open houses, but haven't done much more than that. While driving around a neighborhood we LOVE, we stumbled upon a great house at a great price. We called our realtor and she is showing it to us tomorrow night!

Does anyone have good advice on questions we should ask/ things we should look for? We are so nervous!!

How old is the roof/oil tank/boiler

Check electric / water pressure.

if it has a cesspool - where is it located

how many amps of elec? is it original?

good advice. I would also make sure and ask what the seller's situation is (we always ask) and if there is a deck, ext., etc, ask if they have the CO's.

big ticket items:

Roof
hot water heater
windows
dry basement (check for moldy smell)
a/c if it's central-how old is the unit
On your boiler look for a maintenance schedule on how often and when the last maintenance
If carpeted, see if there are hardwoods underneath
Sellers time frame for moving (are they buying another house? Did they buy it already?

Confirm taxes (with or without star exemption. Ask for the assessors latest statement to see how much your taxes will increase over the next few years

Ask about the neighbors if possible.

Even if you fall in love with the house - dont let it show. Remember that unless you contracted with your agent to be a buyers agent, they are still working for the seller. And since their commission is directly affected by the amount they get, they are always trying to get the highest price. You never want to seem to over eager.

you took the words right out of my mouth- just say it's ok

if the price already seems low for the area- the sellers might really need to sell- as opposed to just trying to get the highest price they can
