Yes, I'd mention the heater first.
I think she'd be more likrly to get it fixed, because there are laws about that.

I would also try & make it a little less conversational & more to the point. Maybe even use bullet points to list the things that are broken.

ETA--Dina's template is great, I'd just put the heater part first.

I really liked Dina's format for the letter.

Also, I would mention the heater first. It is something that they can repair. As to some of your window complaints, your LL can claim its your duty to insulate them, but there is no way he can argue away his duty to fix the heater.

The letter sounds better. I'd send it registered mail, return receipt requested. That way, you have proof of your complaint in writing and proof that she received it. It's always a good idea to cover your a$$ especially with landlord tenant issues.

ETS: I may change this sentence: Last year it would work when it wanted to, but most of the time it was ok, while this year it has only gone downhill very, very fast. It seems as though about 2 days ago was its last day.

to: The heater had some problems last winter, but two days ago it stopped working completely.

There is no need to explain any more than that.

I agree with this edit. It's more direct and makes the problem seem more serious.

sounds good to me... I hope she gets it fixed quickly!! I'm not a lawyer but isn't it against the law for a landlord not to provide heatChat Icon

eta - found this on the social services website...

If you are a resident of an apartment, condominium, or co-op on Long Island and you find yourself without heat during the heating season, you can complain to each county's health department:

Nassau County: Call the Nassau County Department of Health at (516) 571-3679
Suffolk County: Call the Suffolk County Department of Health at (631) 853-6975 or (631) 852-2069 (in Brookhaven Township or on the East End).

i just got a phone call from my ll saying she heard about this post. i guess she has tenants on LI and they got freaked out.

i just wanted to coe on here and say dont worry anyone! its nothing bad! we never have really had any troubles at all before.

no need to bombard her with phone calls, faxes, etc.

just wanted to set the record straight.

thakns everyone for your help. she knows already i guess! that was so odd!

HOLY CRAP!!!!! It would freak me out to know that ppl I know read my posts here.

I hope the posts prompt her to fix the heat sitauation.

but somehow DH figured something out and was able to fix it.
