home inspection question
Hi i never post, but am an avid lurker on this site. Everyone here seems to know their stuff and I am stressing. I need advice. DH and I just had and offer accepted on a house we love. I set up an appointment with an inspector (my agent recommended) and the earliest appointment he could give was monday. My RE agent thinks that is too long to wait. I called the inspector back to see if he could change the date, but he already has an appointment for Friday. He seems good and is giving me a good rate-$325. I don't know what to do. I am just afraid that someone else will put an offer on the house if we wait too long. I don't know what a typical time frame is. Thanks.

We had an offer accepted on a friday and did the inspection the following friday. We were in FL when the offer was accepted and then thanksgiving was the next week...
I wouldn't worry too much about another offer, offers are few and far between in this market. Also even if you have an inspection done quicker, it doesnt mean that the seller can hear other offers.

I was told that you've (supposedly) got 10 business days from the time your offer is accepted to go into contract. When my offer was accepted, I felt like it was moving way too fast but others on this board told me that was normal.
With regard to the inspector, I got mine through a family friend. The engineer I had was awesome for the first house I had an accepted offer on -- he paid attention to everything! Because of his report, I ended up backing out of the deal.
When I needed an engineer for the house I'm buying now, he wasn't available for a week and the RE agent told me that was too long. The engineer specifically made a point to tell me do not use the engineer the broker recommends. find someone on your own. (I'll give you my guy if you want.)

I would definitely NOT use the engineer the RE agent recommends. Find your own. The results of the inspection could make you decide not to buy the house, which would mean no sale for the RE agent.
I used Housemasters. They were more than $325, but I also had termite and cesspool inspections.

We were also told not to use the inspector the realtor recommended. We did anyway because i was lazy - but they are very reputable and known for being tough. They are called Heimer and they are $$$ but they give you a novel about your house and make you think that it is about to fall down any day. It was well worth the money because there were no surprises when we bought. they have a million people working for them so you could probably get an appointment quickly. However, I dont think waiting until Monday is a big deal. Its only 5 days away.

i agree- we did the inspection about 5 days after the accepted offer, no big deal.

thank you so much everyone. I may look into different a different company for inspection. I feel much better about the time frame. I hate this process. Ever since i put in the offer, I feel like I'm having a 24/7 anxiety attack. Its just starting and I already cant wait till its over.

Hey if you want call my Dad he is an inspector. Jim Baldwin his # is 516 769 6433 I wouldnt listen to the thought of not usong who the RE reccommend my dad doesnt sway it either way depending on the RE agent.

Inspector was able to be there Friday morning (WITH the Thanksgiving Holiday)
IMO i think you can find someone else

We used HouseMaster as well and were very pleased. The agent from the first house we placed an offer on recommended to get the inspection asap because if someone else placed an offer on the house and got an inspector in there before us, we could have lost the house. Not sure if she was BS'ing us though. We didnt like her very much.

i have to agree with not using an enginner the realton recommends. my brother and his wife decided to sell their house and look for a new one. my brother got called in to the army so his wife was in charge. they found a house and used a realtor recommened inspector. bad news turned the heat on and the system died. so they had to put in a new heating system. when the heating system guys were there they found that the roof needs to be replaced. and guess what the inspector has vanished!!!!
