totally depends on the area but in the areas i am currently looking in (Suffolk south shore) they vary from $7K to $10K.

ours were just reduced from almost 8k to 5500 after Star with with our greivance. We are in eastern suffolk

Not sure when greivences are applied but star is applied the next tax year following your submission
(apply by march 08 or january 08 deadlind (depends by town), it will start jan 09)

Sometimes with houses, the former home owners will have star and could keep your taxes low for the first year but you have to switch it to your name...
