See I don't know, but that would annoy me. I can't stand solicitors of any kind. I can't stand anyone ringing my bell for anything at all. Don't ring my bell and bother me. You really think I'm going to sell you my house because you rang the bell like a stalker? If anything that would make me NOT sell to you even if I were thinking of selling Get off my property. If I'm selling, you'll know by the sign on the lawn.

As long as the letter didn’t use cut-out letters from magazines like a ransom letter, I’d be flattered.

I think thats when you have multiple offers on a house because they dont want to the sellers to discriminate. this would just be a letter saying hey if you were thinking of selling, we would be potentially be interested in doing a private transaction...
Correct. That rule would not apply to you.
I say go for it. If they aren't interested, they will toss it. But you never know. I had someone knock on my door and offer me cash. It was very enticing but I didn't know where we would go. LOL

A friend of mine did that and got a house that way. She figured out where she wanted to live and then looked for homeowners whose kids were already high school graduates.
In the past week I have received multiple class from realtors begging me to list my home. It is not for sale. There is zero inventory.

If someone rang my bell I’d be totally weirded out. But a letter wouldn’t bother me. I say go for it. What’s the worst that could happen? No takers, which is exactly where you are right now.

I def wouldnt be ringing any bells! Thats a little obtrusive lol. Just mail letters

Exactly. I wouldn't ring doorbells but there is no harm in letters.

Go for it! That's how my mom got her current house. A few blocks from where she lived. She went right up to the woman and said I want your house...homeowner said if you can wait about 1 1/2 to 2 years you can have it...they kept in touch and true to their word when they were ready to sell, they let my mom know. House never went on the market, my mom bought it.
Edited to say, cut down your letter. Just say you are very interested in their house if they are interested in selling and give your contact info. Short and sweet.

Yea I figured I would drive around and make note of what houses look like a good fit and then from there, go on zillow to see when it was bought. If it was say bought in the 90s you can likely assume their kids are grown by now or possibly looking to downsize. Just a possibility.

Our realtor wants us to list but the offer would be completely contingent upon us finding a particular home, and if we dont find anything and want to give up, we would have the right to back out.
I would feel bad for the buyer that really wants our house, but we wouldnt have another choice. Our only option would be to sell and rent in the area because the kids need to go to school. I dont think I would want to put the kids through that though.

Oh I know. I'm a real bitchh when it comes to being disturbed in my home but that's also a function of my anti social nature. And i know that OP said she was thinking of a letter. It was just this poster who said someone knocked on the door... and i know that would piss me off. LOL

I would think it doesn’t hurt. I wouldn’t restrict to last 15 years. I sold my house after 5 years of owning it and recently bought something else. Was the best thing I ever did selling. I made a ton of money in a short amount of time. I actually bought a house double in price and my mortgage is only $200 higher than my last house with the interest rates. People will sell given the opportunity. You may have to even offer higher if someone is interested. Makes their property more valuable to keep that in mind. If someone knocked on my door today, I would need an easy $150k more than I paid to consider it. Properties are selling for $100k+ more than I paid fairly recently so you have to go in knowing that. In the end that may make or break and make it worth adding on. Also pools can always be added so keep that in mind!

I would definitely not list your house if you think it would sell quickly.Then you will be frantic and settle for something.

This will hinder your offer. No seller will consider your offer without your house being on the market and being contingent as well. I would either buy with what you have saved because you WILL sell or sell at least to contract then buy. It’s very competitive out there and that right there would deter any offer. I sold and bought in this mess. My offer was not contingent and it definitely helped. I also sold to someone with a 20% down payment and no contingencies. I wouldn’t consider anyone needing to sell because if their de fell through I didn’t want to deal with it. Can you sell and rent for a bit? Stay with family?

Good point about the 15 years, but yes, like you, we can sell our house in this market for 225K more than what we purchased it for which makes selling a better option than adding on. Understood that we would have to buy at the top of the market, but I think its apples to apples. sell high, buy high, sell low, buy low....I dont think it makes much of a difference if you have something to sell. I feel bad for first time home buyers in this market though.

Definitely we drained every cent of savings to pay for the house we bought because we closed on our saw a few weeks after our purchase. It felt so good to close our sale. Everything was ours to keep after that and we made out so well. We couldn’t have done it had we been left with nothing

Might as well! East Islip, South of Montauk. If anyone knows anyone LOL Prefer colonial, 4 bedrooms, 2.5 baths, garage and/or basement, somewhat updated, but does not need to be immaculate. Pool would be a plus :)

We bought and sold simultaneously over the summer. We didn’t have a contingency but we did find a house quickly after listing. We walked in and I said “this is fine” and we put our offer in.
We closed on our sale and then on our purchase the next day. I will never do it again. I’ll live in a ditch first.
Make sure you have a VERY good agent and lawyer. Ours were horrific and it made a bad situation so much worse. A lot of agents and lawyers are great when everything is simple and goes smoothly but anything with the slightest complexity is a problem and unfortunately you don’t find out they suck until it’s too late.

We live in Queens. We get letters daily from realtors saying we have a buyer interested in your house or your block. Will pay cash and close in less than 30 days. We are not interested in selling but just saying it’s common.

You would probably be plastered all over FB if you did. I find that anyone who shows up on their Ring, who they dont know, gets posted. Stupid really.
Me, personally, I would throw it out. But like someone said, the worst that can happen is you don't have anyone contact you.
But with regard to your letter; you have a lot of personal information in that letter that you need to remove. I did a rough draft for you; if you want to use it or not. I also do not think you should provide your cell. They can find so much information and no reason for strangers to know it. Provide email only. Here is a much shortened version:
Dear Homeowner,
We hope this letter finds you well.
I am not a realtor, I am just a local resident looking to purchase a property in the X area. My husband and I currently live in the X section. With our growing family; we have found ourselves a bit cramped in our home. Although we love our home, we have decided we would like to find a property that offers a little more space for our family. We are looking preferably for a 4 bedroom, 2+ bath home. Basement and Garage are a plus.
This letter is merely an inquiry of interest, in hopes of finding another home in the X area.
We love your block in particular, and if by any chance at all you have been thinking of listing your home, I have included my email below.
If you have no interest in selling, then please disregard this letter.
Thank you for taking the time to read this.
