I am ready to crawl the walls of my office! Update again: we got the house!!
We put an offer in on that house last night and I might have a panic attack if we don't hear back soon! 
this is SO nerve wracking!!!
sorry, just had to vent. could really use some good vibes/prayers right now.
Update:
They countered back with only a couple thousand off the listing price which was outrageous to begin with. We're countering back, but making them wait a bit so they can sweat too. If they don't agree to these terms, we're walking, but for the first time today, I feel calm about that!  So here's hoping!

Update 7/6: we heard late last night that the seller accepted our offer!  We're having the inspection done tomorrow and looks like we'll close in late August; after a rent back, we'll be in by the end of September. We are SO excited!

The entire process is a roller coaster ride. We are in contract now and I have felt like I could not breathe atleast 4 times during this process.
Try and build a thick skin b/c once they accept your offer then the inspection comes and you freak over that and once tht is good you have the appraisal, and those things are not going so well right now in this economy.
Its one headache after another but in the end it is all worth it, just stay strong and remember that everything happens for a reason (I think I heard that 1million times during this process )

Good luck with the inspection! I hope it goes well and everything else falls into place.
If our mortgage is approved, we should be closing first week of september too so i totally know how you feel right now.
