I don't know which to pick...help me.

My husband and I found a great little house...but that's what it is -- little. But, it's MINT. And because of some weird set-up in the garage, my husband can have a gas kiln for his pottery (which is really hard to do...long story.) Everything is perfect except for the size.

We've got to keep to a strict budget though, and all of the bigger houses that we can get are in really poor shape.

But if we pick the small house, we know moving in that we'll be moving out when we're ready to start a family...it's not big enough for us for that. But on the flip side, we probably won't start a family for 5 years or so.

So what do you think i should do -- take the great house that's small or hold out? I know I'll never get my dream house for the $$$ I can spend now...

FH and I are in the same situation. We can afford a small, but renovated home, or a larger, needs more work home.

we are looking for a larger home because moving is a PITA, and its always harder to sell a smaller home.

I thnk if the smaller home has the potential to be extened or dormerd then it might be a better choice. Especially if you love the area and school district you are in. If I had to do it all over again that is the route I would have went. Instead we got a bigger house that needed work and I would much rather enjoyed the smaller house.

Is it small - like a 2-bedroom house?

We are in the situation where that is what we would be able to afford right now, but decided it would be better to buy a condo.

I think it would be much harder to resell a 2-bedroom house than a 2-bedroom condo.

I was in the same situation a couple of years ago. I ended up buying a small house 2bdrm, 1 bath no basement and a garage that is actually as big as the house. I have a huge piece of property and although I didnt want to buy it (its the truth) my dh talked me into it, and we are updating it and in a year or two are going to rent it out and buy another house, so in essence it was worth it knowing that because of this house, we can build up our savings, take the trips we want and actually we only want one child (unless we are blessed with twins or triplets and the house would work for a year or two after that).

Its a very personal decision, just make sure its an area you can live in and enjoy. A house can be changed not an area.

I'm curious as to whether it is a one bedroom or a two bedroom house. The reason I ask is because if you have room for a child "IF" it happens, then I would go for the house. If it is simply too small to even have a newborn, then I would seek out a nicely priced 2 bedroom condo.

I have a 1 bedroom condo which was just an investment for us. But even though you say 5 years, you never know if your plans may change or whatever.

Is it able to be dormered or extended? How is the property? Is it in the school district you would want?
