I don't post alot, but I could really use your opinion
about a house we are trying to buy...we have had the house inspected and it came back that some structural work needs to be done in the basement. The estimate was $3000, of which the sellers agreed to pay $2000. We thought that was pretty fair , considering the complete crap houses we saw before this one. Besides the basement, we don't need to do anything to this house- not even paint. Its complete move in condition in a nice area w/ good schools. The other houses in this area were priced about 10-15K more, and still needed work . Our house is less b/c its on the small side. This morning my husband says to me" I think we should make the sellers pay for everything, and I'm not convinced the inspection was done correctly" Am I completely naive in thinking that a house inspecter would in fact *inspect* the house, and let us know if we would have major problems in the future? Isn't that why they are licensed? What do you think ? What would you do?

What is it that your DH doesn't think he did correctly? I know our was there for 5 hours and we were sure that he looked at every nook and crany (and scared the daylights out of us! ).

I would trust the inspector and if you really like the house and the sellers are willing to pay $2000 of the $3000 then I would say go for it...you could end up losing it and have to start all over again and have to pay more for the next one.

I believe the inspector must report any and every issues he sees. I believe down the line he may be liable if there is a faulty which he did not report. You may want to check w/ the home chat, they may be able to help you more.
