i need quick real estate help
i have an agent coming to look at my house today. can anyone give me tips on what to expect or ask the agent? my dh and i need a bigger house and i am pg and have a 1 yr old. so we are looking to sell within like 3 months..we already put a bid on a house but need to sell ours pretty quick..im so depressed..i dont want to rush it but we have to and i want to make sure that someone appreciates EVERYTHING we did to this house like we do..anyway im getting off the subject.but thanks for any help!!

oh also..does anyone have any input on coach realty? we had an agent come here yesterday and she sounded so perfect..but im sure they all do today there is another one from lisa byrnes realty in sayville..im so confused and feel so rushed..

"Coach" seems to be the hot real estate agent right now. They keep popping up everywhere.
They are all fine as long as they do their job to promote and sell your home.
Like the above poster said, make sure you don't overprice your home. It's a buyers market, so if you want to sell fast, price to sell.

coach is a good company (but not the best ) lisa byrnes - don't know much about that co.
the LAST thing you want to do is feel rushed/pressured into anything! so interview as many agents as you need, until you find the one you feel most comfortable with. ask about rates/fees (everything is negotiable) explain your motivation clearly, but don't sound desperate. ask what the agent will do to market your home? (print advertising, open houses, etc...) hope that helps

My only words of advice are that the need to seel quickly=being flexible with your price.
If you price yourself way over the neighborhood average because you feel the work you have done to the house justifies it, your house will sit.
It makes my blood boil to see these crap houses going for top dollar when people like you and me put so much work for the same price. But that's another story....

my advice is to sign the contract for 3 months at a time. RE agents will always push for at least 6mos at a time I would get in writing in the contract how often they plan for open houses and how often they will advertise in the newspaper. If it is not in writing it can soon be forgotten Also educate yourself. See what homes in your area have sold for and price your house accordingly. GOOD LUCK!!!!
