I need tips on what to do to sell this house?

I have never been in this position before. We are trying to sell my stepdads house and I have no clue what I am doing. Any advice? I cleaned really really well, I hired a landscaper to clean up the front yard, anything else I should be doing to make the home more appealing?

Declutter. Depersonalize (get rid of personal pics).

Make the house neutral. Paint bright red walls, etc....

Imagine youself as a seller and think "would I buy this house? Why/why not?".

I would also finish any little projects that may be incomplete - moldings, loose hardware on cabinets and doors, paint that needs to be redone, all appliances in good working order, no leaks from faucets, etc. People usually like to walk in and see what they want to change, not what they have to do. They want to be able to live in the house as is, in case they can't change it.

When you have an open house or expected potential buyers, burn a nice candle or bake some cookies (the cut and bake chocolate chip are fine). It gives the house a homey atmosphere.

If the house has any bad smells, air it out. Don't get a scented candle to mask it, it will only make it worse.

Remove personal stuff from the shelves. Make closets look almost empty.

Get a home inspection and see what must be done, fix the must be done items on the list.

If you are offering closing costs or closing costs that can be rolled into a mortgage, say so in the listing.

Have a few realtors come in and tell you what they think.

If there were pets, vacuum the floors with baking soda. It helps eliminate odors.

Touch up scuffs with paint.

Declutter - including closets and cabinets. People need to envision there is a lot of storage.
