If a house is in contract
would it still be advertised on mlsli.com

I think it can be on the MLS until closing (but the realtor side of MLS shows that it's in contract)
My neighbor's house was on it when they had the under contract sign on there house.

it depends if the realtor takes it off or not - ive seen some houses on there and when i called the listing agent - it was already on contract.
the VLSHOMES.com website usually states which listings are in contract.

It may be on MLS, but the agent will call the listing agent to see if it's still available. The listing agent will tell your agent whether or not it's in contract. If it's in contract, your agent can't show it to you. It's officially off the market.

Yes - Sometimes the agent will leave it up there until it is sold, just in case the deal falls through

technically ,once its under contract it should be removed from the MLS but alot of RE offices forget to update their MLS. it's actually an MLS rule to update the inventory and keep up to date as to what is still available.

I think it depends on the realtor - The home I'm in contract for right now has been taken off of MLSLI and a SOLD sign put on the lawn ()
But when we were looking I called on about 5 homes listed on MLS and was told they were 'In Contract"

Technically, if a house that we wanted to look at had an accepted offer, we were really not allowed to go and look at it...i think there is something called real estate etitquette or something

actually, if a house only has an accepted offer you have a legal right to see that house unless the homeowner has a letter on file stating that they dont want to show the house anymore. alot of RE offices will tell you when you call up that the house has an accepted offer and you cant look at it but then thats not working in the sellers best interest and they are breaking the law. they just dont want to mess up the current deal on the table, which is understandable, but thats the sellers decision to make, not the RE office. if you get that answer again, ask them if they have a letter on file from the homeowner stating you cant see it anymore.

This makes perfect sense, when i was looking for houses and they told me it had an accepted offer, i understood...I knew that it wasnt our house, and that we would find our house. When we put an accepted offer on "our" house i made sure no one got to see it, and possibly screw up the deal. I am a firm beleiver that the house of your dreams is out there, and everyone will find theirs in time. It can definately be discouraging especially if you are outbid, or the homeowner does not accept your offer, but there is a reason for that, because it is not "your" house.
