If contracts were sent to my lawyer yesterday and all is okay.....

How soon do you think we would be able to close? Is it possible to get in by the beginning of September? or would this take a small miracle. My son's in Catholic school now in Garden City, and I don't want to make him start there and have to pull him out a month or 2 into the school year. So is it possible to Register him at the new school before we are actually in the house??

Not sure but is the house vacant and are both attorneys real estate attorneys? If they are not, that can delay it a lot.

Our house we are purchasing is vacant, so our closing SHOULD be fairly quick. Good luck!

You may be able to close by September, but what does your closing date in your Contract state. Your Seller has 30 days from then to close, so they may not be in a rush to close. But as for the school, you can register him at the new school. Most schools will accept a copy of the Contract. If they don't, they will usually take a letter from your atty. stating that you are in Contract and will be closing shortly. Good luck!

It also depends on your bank. Sometimes they can hold up the process. ALso check your contract in order to ensure that you close by sept 1-4 your contract would have to have a close date on it for August 1-4 because of the 30 days from the date in the contract. I think it is possible but there are many things that can delay a closing. I am a real estate attorney and things always come up, not impossible just a lot of factors. As for teh school district your son will be going into I would call the school and see if they would let him enroll.

Also if your sellers are buying another house that could hold up your closing if they need the funds from the house you are buying to buy the other home.
