and you were in the market for a very high end vacation home in the Hamptons( 5 million plus) what would be on your list of must haves?

So far we already have the smart home system & lap pool in basement.

Think really big, but remember this is only your vacation home & you have staff.

a sauna/gym area
outdoor area with big comfy couches
fire pit
BBQ grill that can cook tons of stuff at one time
outside sleeping area (like a covered porch with a big bed on it)

of course a pool and hottub

If I ran into a ton of money, I would love:

Sunroom

Solar heating system for home and pool

Slate patio with waterfall around pool and natural pool edging

One of those ginormous range/ovens with a hood (like they have at the Expo Center!)

Indoor Theater

A pimped out master bathroom with huge shower (with multiple shower heads), huge jacuzzi tub, stall for the toilet, etc

How many acres are we talking?

I would love:

A huge pond - possibly around a couple holes of golf

or

a race track for DH

Plus, it has to be on the water with slip rights and a huge boat

this is not my home, but a project we will be starting in the fall. This house will be built to sell. Myself & the main VC person will be the designers. This is what we have so far.

Right now based on the parcel of land we will go with an exterior design similar to this

Large deck for parties that would overlook the ocean/bay, one olympic size pool in the back yard, a sound system built into the house and also to be used outside - one for the back and front,

4 car garage - one for my car, two for DH, and one for all the toys!


There must be a hot tub somewhere in the house.

Oh and a library for all my books and photo albums!

A friend of mine works on those type houses doing built ins - 2 of the things people often request is a home theatre room and a wine room.

An outdoor sauna, hot tub and huge heated pool with a pool bar and diving board.

And, an outdoor entertainment system. Music everywhere. Lights all over.

Or beachfront property. But I don't think 5 mill will buy ocean front in the Hamptons.
Also, land.

Fun game!

Definitely an indoor pool with those motorized glass walls and ceiling to make it an outdoor one in the summer or when it rains

A barn/stables and a ton of land so I can own horses and keep them on my property

A theater room for DH

Cabana/Tiki hut type outside bar
putting green
pond and waterfall
jacuzzi

Inside:
Fireplaces in great room, kitchen, and master bedroom

Huge diningroom that is attached to a great room that can entertain 20+ people

game room/movie theater

that's all i can think of right now

this project will not be on the water, but there are beautiful views & I will speak to the architect about using the sunset to our advantage.

We will be doing an outdoor pizza oven & hearth style fireplace. An all sport court. We are going to try to get a permit to do a 3+ car detatched garage w/guest house. All bedrooms will be ensuite. and there will be a small staff apartment in the house.
The smart house system includes interior/exterior sound/intercom system, ability to turn just about anything on or off by remote or PC, even from around the world.
There will be an elevator-it is a must in the hamptons now.
The floors in the baths & kitchen will have radiant heat(even though these people won't go there when its cold)

The basement will have a "cinema" because the word theater is so last year in the hamptonsChat Icon
And there will be a wine cellar.

The landscaping will be deer resistant.

There is a whole house generator that can run everything including the CAC for days, but I like the safe room idea.

No horses or racetracks on this one, its not zoned for it.

I would definitely want beach front...but for your purposes...


wine cellar, outdoor kitchen, smart house (all wired for possible upgrades in the future), lots of places to entertain and sleep guests, hottub and pool, maybe some kind of tennis court or a golf hole?
