....how did the amount you sold for compare to what you were asking?

On the two co-ops I sold... I got more than I expected on getting.... a LOT more actually.

I'm getting a little annoyed becuase I thought we prced our co-op pretty fairly....and so far the two offers we got were waaaay below what we're asking

I think people feel like they are getting a deal if they get the house below asking AND I think people feel like the asking price is not really what the seller is willing to sell for. Why not tell the buyers that if they bump it up to X then it's theirs. This way you don't have to do all the back and forth. If they want the house they'll push up their offer. Good luck!

You have to find out what other co-ops SOLD for in that area. If they sold for the price you are asking... then wait it out.
Now if they are simply being listed at the same price... you have to see. Everyone might be listing too high right now.

I sold my co-op for the price I asked.... but I raised the price every time a sale fell through.

We started our co-op at $219K...got a couple of low offers, didn't want to accept any, but were willing to drop the price to $209K. We got an offer, but they ended up backing out. Once that happened, people started offering like $175-$185K and I was like, I don't think so. We held out and ended up getting $209K. The process did take us a couple of months though.

Didn't you list it with a realtor? They are supposed to know what the market is. They have access to all the recent sales so they should tell you what similar units recently sold for.
Maybe if they aren't marketing your property well enough... it might be time to find a new agent?

I sold both my co-ops within the week of putting them on the market. Both co-ops had more than one offer.
But my situation was different. I was selling in what is perhaps the hottest area in queens for co-ops.
I don't think the market in Nassau is as hot for co-ops as Queens is.

IMO i wouldn't jump too quick...
My first offer was for 230....got nervous but held my ground and got what i felt it was worth!

We got $10k over what we were expecting and had it sold in a day (though we had an open house scheduled and held it anyway). We had a townhouse.

we listed it $5K more than a similar unit that sold and we had done some upgrading, but we listed it when the market started cooling off, we ended up getting $16K less than what we first listed it for. $1K less than our adjusted price. That was $5K more than another similar unit that had sold (but no upgrades - old kitch, etc)
BUT, I was snooping to see what others are listed at now and they are listed at $30K LESS than what we got! So I am happy we got what we got.
