Judgements on house
Does anybody know of a good real estate attorney? Long story short- my father in law signed us over his second house for our wedding gift. There is no mortgage on the house. Last year, we wanted to sell the house and found out that there are several judgements from him on the house (40k plus) that I know he is not able to pay off now. We never got title insurance. We were told that we have to pay off his judgements in order to sell. A different attorney told us that if my father in law claims bankruptcy 5 years after he transferred the deed to us the judgements will go away. A different attorney said that his currents debts(not the judgements hat are already on our house) could potentially be put on our house as well. I am beyond frustrated and am getting so many different responses from attorneys. I'm not sure what the best plan for us is now

Were the judgments entered before or after he transferred the house?

Before. We didn't know anything about them until we went to sell the house 4 yrs later.

Is your FIL willing to claim bankruptcy? Stinks that he didn't tell you about it but it may not be worth dealing with all that. I think I would pay the 40k if I have it and call it a day. Think of it that you paid 40k for a house. Not a bad deal in this day an age.
