Kitchen cabinets... UPDATED W/PICS
Please don't mind the UGLY and undecorated kitchen with dirty floors. The lovely dogs brought in footprints with them.
What do you think would make the kitchen look better and help with value of the house? (we need to increase the value desperately)
Putting in RTA cabinets (ready to assemble) or just painting the older one's we have?

ETA: There is just no way we can afford a "real" updated kitchen. I know the RTA cabinets are different, but they are real wood and look like the other types of cabinets you buy. Image Attachment(s):

I think refacing may be just as expensive as replacing the cabinets.
We have been cabinet shopping and much of the price will depend on the quality of cabinet (all wood v. veneers) you select, wood species (maple and cherry are popular) and also the door style and finishes (glazes are . since it's done by hand).
I hope that no broker has told you that the price of your house will go up by X amount if you put in inexpensive, RTA cabinets If the comps in the area are say $500K and you put in an average kitchen and not a "real" updated kitchen as you mentioned then you can adjust the price but you may still not get any offers for more than the neighborhood comps assuming they all have average kitchens as well.

I havent seen read to assemble cabinets but have you looked into the stock mills pride cabinets at home depot? they are not the best quality but they would look new and clean. Because they are manufactured in bulk and there is no customization, they are a lot cheaper than made-to-order cabinets.

I repainted our kitchen cabinets. If you do it right, they come out looking very nice. It's, relatively, inexpensive (about $100 - $150 depending on how many cabinets you have and what kind of paint you use). There is, however, a good deal of work involved. If you decide to do this, go to a local paint store and not Home Depot. You need an oil based paint and primer and they are more knowledgable as to what else you may need.
RTA cabinets are really very nice for the price. Again, according to what you need, figure about $1,000 - $2,000.

if you just want to do something cheap - i would get a laminate/formica countertop from Home Depot or Lowes. They usually have stuff in stock that they can cut for you. This will give it a nice clean look without spending a ton of money. Since you are trying to sell the house anyway - you just need it too look clean. Granite is going to be really expensive so I wouldnt go that route.

now this of course is my opinion and feel free to shoot it down. BUT i think that if you took out those cabinets by the island part (on top)... i think it would look so much nicer and more spacious. With the cabinets... it's too confined. Plus wouldn't you want to be able to see the dining room table?

I was thinking the same thing. I think they would look find if you painted them white and then just changed the countertop with another laminent. Maybe also put new handles or nobs on the doors and draws. The only thing I think would be a problem with taking down those upper cabinets is that your hood is their. I love the wood floors that you in their by the way.

Maybe get a new counter top. I would leave the cabinets and just get new hardware for them. Also maybe a fancy faucet.

do you even know what type of increase you need? What are similar houses selling for? what is the differential between what you owe and what you think you can sell for?
Minor/cosmetic changes to that kitchen may help it sell but will NOT dramatically increase the value of your house.
You're not going to get a $20K payoff by spending $1-2K.
How many times can we say the same thing?

This post is just a simple question. Yes, I've asked other questions regarding value. I know it's not going to increase it a lot if at all. I want to make it look more appealing to a seller no matter what the outcome. That can only be a good thing. Thank you!

If anything I'd have to agree with just painting the cabinets and not replacing them. A fresh light cream color would brighten up the room.
It's really a catch 22. Honestly if I drove past your house and saw those old wood cabinets in a dumpster, my heart would break....then I'd totally dumpster dive!!!!
I actually would love to buy a house with original wood cabinets that I could paint!
Your broker should give you feedback on whether people mumble ill feelings about the cabinets. But for me, I like that kitchen as is and for what I could do with it!

I agree!
completely agree.
if you really want to change them, IKEA has cheaper sets... but economically, i think some sanding, paint and hardware could make a drastic difference

I think repaint them white...they look like they are in decent shape. Give some new hardware, new laminate countertops and perhaps if you can afford matching appliances. I noticed that your dishwasher, stove and refrigerator are different. Your refrigerator looks like a current model so you may want to see if you can buy the matching dishwasher and stove. However, that said...I'm not sure how much of price increase you can expect but I do think changes are more likely to impress buyers. Good Luck.
ETA: I also think that knocking down the cabinets over the stove would give the kitchen more of an open feel.

Paint them white or ivory, add new hardware. get a new countertop and put a back splash - and is there any way that you could do one of those cheap panels to make your dishwasher look like it is stainless? And get a new stainless stove and hood. It looks odd that your fridge is stainless, dishwasher is white and stove is black.....
