Leaving Levittown, Open House
Well some of you may remember us when we were just moving from Queens to Levittown. All the questions this board helped us with.
But after living here just over 2years we are moving to FL.
What really concerns me now is looking on MLS the number of houses for sale in Levittown. Its over 170 and the range in prices are surprising. Especially for houses on the same block, some 250 up to 350k.
Is there a high turn over in houses in Levittown? Mainly these seem as starter homes to me.
We are having an open house this weekend if anyone is interested, or looking. Its on MLSLI 2362296.

there are always a ton of houses for sale in levittown.. i remember way back in 2005 when DH and I were looking , then we finally found our house here in L-town.. and i still see it in the paper that there are a ton for sale. and i know the prices are all over the place. some want way too much for their starter home with no extensions..etc.

Levittown is a popular town. There are always lots of houses but lots of them sell.

I think Levittown is a town that has an identity crisis when it comes to it's current market value.
There is a huge range in property values right now (some houses are selling very low yet some are still selling respectably high). Also taxes in Levittown are very high for what you get in house (this is the main reason why I think property values in Levittown are going down).
I have also seen the market in Levittown get hammered in the last two years. Two years ago it was pretty common to see houses selling in the high 300s, low 400s. Now it seems like low 300s is the norm. 100k hit in two years = ouch.
Now with that said, Levittown is a great town especially for starter homes. The SD is very good. Area overall is good. I would have no problem living there. I have seen some houses sell for mid to upper 200s. That's a steal. Also makes me a little nervous too when you see house selling for that low (makes me wonder who might be moving in).
If I could find something in the mid 200s, i'd almost want to buy it as an investment property and rent it out as a whole house rental (or split it into two apartments and rent them out consecutively). Maybe if property values creep down some more I might jump in.
Also if your RE agent is not getting the job done, I can recommend a FANTASTIC agent that works wonders in this area (and vicinity).

I just sold our house in levittown and it took 60days. We actually almost the same asking price and your house is much bigger and is in the same school district. The PP poster is right the prices are all over the place. I think presentation is the most important many agents commented on the way the house "showed' b/c we had no clutter. don't get discouragedit will sell we actually moved 1.5 miles away to wantagh and stayed in the same school district. I now have the basement i always dreamed of

We may be there this weekend too. We are looking to move in the very near future and if we can afford to buy a house, I would rather do it now. My Mom is in Levittown. Are all the bedrooms up stairs? Thanks.

Most Levitt ranches have 1 full bathroom on the main level and 2 identical sized bedrooms.
On the second floor it could have 2 bedrooms and a bath or just 2 bedrooms - depending on if the house has 1 or 2 bathrooms.

Hi everyone, Thanks for the interest in our open house.
To answer a few questions, our house is extended about 16 feet in the back.
This is the larger living room, and adjacent to it, we have a large 16 x 16 ft bedroom we had recently renovated, all new outlets, drywall, ceiling etc...
The normal bedrooms in the levit homes we have as our sons room, and then have a laundry room adjacent to the bathroom.
So depending how you set it up, you can have up to 3 bedrooms downstairs alone.
Upstairs is 2 bedroom + bath. The home is alittle to big for just the 3 of us so we use it for storage and computer / play room. We mainly "live" on the downstairs.
Thank you and if you don't come to the open house just contact our REA on mls and come see it sometime.
Its a great starter home that we did quite a few updates to in just the 2 years we were here.

6 seems to be alot of couples. Also winter is a hard time to sell a house because usually their arent as many listings as there are in the spring/summer. Good luck
