levitt ranch garage question

Hello,

I have a question for those who have or know about the levitt ranch houses.


We bought a ranch which the garage is not finished. Not insulated or sheetrocked.

The boiler is still located in the kitchen but the seller has it tastefully behind a nice cover which actually just looks like another cabinet in the kitchen. Also instead of having two bedrooms downstairs they have 1 bedroom and have made the second one into a laundry room.

Long story short, my wife and I want to relocate both the boiler and washer/dryer into the garage. Our questions are 1. how cold does it get in the garage. Is it too cold for a washer/dryer? If the boiler is there as well will it be warm enough for this.
2. Do we have to finish it with insulation, and sheetrock etc...?

What has anyone else done with this? Anyone have had or know about how much this costs?

I have Levitt ranch too. So you most likely have a slab floor too.

The boiler is in our kitchen with a cover too.

To relocate the boiler from the kitchen to the garage we were told to count about $10K+ to do it.

The exhaust of the boiler is going into the fireplace. There are 2 chimneys. 1 for the fireplace, 1 for the boiler. We will see it if you remove the boiler. So moving it is a huge undertaking.

3 years ago we closed the end of the garage to do a laundry room.

2 years ago, when we had those ice storms, the pipe busted. It was insulated in the portion of the garage but the pipe in the garage (which is also like yours not insulated or sheetrocked) was not well insulated and we got a huge mess with water flooding the garage when the pipe valve busted... I will spare you the spray shower vision of me climbing on boxes to reach the valve and getting soaking wet in the middle of winter and pregnant.

We relocated the washer and dryer upstairs (the one with the fireplace column coming through) as we use it for storage mostly.

I don't suggest you move anything to the garage unless it is completely insulated. We are talking $$$ to insulate and finish and even more $$$ if you want to move the boiler.

Hi HTH,
Thanks for the information. That is a good idea as we were not quite sure what we wanted to do with that room.

The ranch has been extended into the back yard so there is a family room and living room along the back of the house. Were the normal living room area would be in the levitt ranch is now a dining area.

We are already stretched to the limit just buying the house and wanted to try and move that washer/dryer with minimul costs. This way, our son and our bedroom is on the same floor.

Our son turns 1 on Sept. 2nd. I see yours is already 1. Happy B-Day. Are you from levittown as well? We are moving into the S-section streets right off Wantagh ave.

Maybe we are close, we are trying to find other parents with kids close in age to our sons.

Yes, DEFINITELY must insulate the garage if moving w/d there!

If I was given the choice to move my boiler to a more "discrete" location for 10k... i'd be keeping my 10k.

Moving a boiler is a project and requires a lot of work. Not only is it expensive, but my fear would be the possibility of something getting screwed up with the relocated oil lines.

I have a simple rule about my heating system. If it ain't broke... DON'T MESS WITH IT. Chat Icon

Well, thinking about it now. Probally we will move the washer dryer upstairs.

The upstairs is a finished attic w/ bathroom. It is not dormered so the rooms are too small for our bedrooms at the moment.

Our thoughts are to remove the bathtub from the bathroom and install the washer dryer there. This would save money as the water/waste lines are already in place.

We will then not have to worry about relocating the boiler or finishing the garage.

Any other ideas or suggestions are still welcome and appreciated as we notice many people have some good unique ideas.

we live in hicksville, & have ranch as well. but thankfully the old owners did this beofre we bought the house. So i dont know how Chat Icon it is . The garage is insulated & the boiler does require another flute. We also have the washer dryer in the back extension too, where the boiler is.We never had a problem with pipes or cold..
