Looks like we need a new water heater

We noticed some wetness and water leaking yesterday.

We JUST replaced the furnace and AC last month (this was something we negotiated price down on at closing). I called them to come look because they tapped into the water heater to install a humdifier in the furnace.

At least I can console myself with the fact that the furnace cost less than expected and water heaters are cheap in terms of household things that can break.

Does $470 sound like a fair price for a 40 gallon gas water heater.
