need advice

Hi
Have 2 kids one 8 and other 5. 8 is severe , non verbal. Second one is verbal but with behaviours.
Renting in garden style apartment. Live in the bottom. No one beneath us. Neighbour upstairs - no kids .
So for 6 years nothing has changed. Suddenly this thanksgiving wife catches me as I am returning from work and had a mini melt down - too noisy, her wall was shaking, her dog is scared. Don’t know what’s happening in my home.
We figured out it was the new tent that was banging against the wall, I removed it from the wall and am ensuring kids are not banging .
I have checked with her that the banging sounds are no longer there.

Well yday night between 8.15 and 9 my younger child who is 5 runs and jumps a little .
So this 300 lb adult is jumping from upstairs as it was noisy and they wanted to show it to us
What gives ? I don’t even know what to say to them at this point

Please advise me on my next steps. I am the downstairs tenant. BTW I have a thin Capet on my floors and I am trying to keep the noise down but I can’t do it 24/7

Frankly I think she is depressed from staying home after work and has no kids yet despite trying for a few years - she wants to move to her own home without renting but it seems they will stay here another year.. but these are not my problems to fix.
He is divorced with kids and yes when they come and walk or run I can hear it too

I think this is all the wife who has poisoned her spouse against us....

Regardless what can I do to protect myself .
I am not saying my kids are not at fault here. But for 45 min in a whole freaking day I don’t know..... we are in bed by 9.15 and certainly no sounds after that .

I honestly don’t think your kids are at fault. Ok the tent was the main issue but you fixed it. I mean they are kids. Does she expect it to be silent? What is going to happen over the holidays when they are home from school? Is she aware your kids have special needs? Have you spoken to the landlord? Thats who I would start with.

Re: need advice

I feel for you, I was in a similar situation for years as a landlord with my upstairs tenants complaining bitterly about my loud autistic child. I tried to accommodate them, lowered the rent etc but they still complained and I told them to go finally. Honestly I would just shrug at this. I wouldn’t engage her. I would say my child has special needs and that’s that. If the landlord gives you a hard time I would say “are you suggesting I can’t live her because I have an autistic child?” Also know that tenant rights favor the tenant so there’s not much he can do to throw you out. This person has to deal with or move. One thing that I find helpful is a white noise machine at night - maybe you could suggest that to the other tenants. Also mats or carpets under all furniture absorbs sound and anchors the furniture a little bit. Good luck!

Thank you, literally my whole day is no banging, no jumping to my younger
But my older who screams and jumps nothing much I can do..
I have stopped engaging with them , it’s a bit too weird of them to have done this ..

Lol I also thought about this guy in Bronx whose bathroom floor gave out, and he went fthrough to the basement and cops and firemen had to rescue him , can u imagine if they landed on top of us !
