Neighborhood Suggestions

Dh and I are beginning to look at neighborhoods we like, we will probably actively look in about a year.

We are thinking of a Nassau neighborhood, relatively close to Queens. I have no idea where to start. Any suggestions?
I would like to keep taxes in the $8k ballpark, if that's possible

This is so frustrating. We really want to stay in Queens, but the houses are too much - then if we go out into LI the houses are not that much cheaper in the neighborhoods we like and the taxes are insane!!!!!!
I don't know what to do

Hicksville has really low taxes for Nassau (average is probably around $7K ---I just sold a house there and the taxes were around $6800 without STAR). But that may be further east than you want to go, since you said you are looking to stick close to the Queens border.

Not sure how much you are looking to spend on a home, but you can try Floral Park, Bellerose, New Hyde Park, Garden City Park, Oceanside, Mineola. All relatively close to Queens compared to other towns in Nassau. Most are going to be over 8K in taxes, but you can find the exception within those towns.

I was going to suggest all of the above - this is where we have been looking - the only problem is that the housing prices haven't dropped in these towns the way they have in other areas on LI - especially Floral Park and NHP - we saw a home that needed to be GUTTED listed at $400K and were told this was basically an "entry level" home in Floral Park. We are getting so frustrated with this area, but also want to stay near QNS. The taxes are low, but the housing market seems to have really maintained the value, which is good. . . Chat Icon

Keep in mind that, once you move out of the city, you no longer pay NYC income taxes. When you add up NYC income tax and NYC property tax, it comes out to be about the same amount (if not more) than the LI property taxes (there is no LI income tax). Just some food for thought.

I agree with Pumpkin about the City income tax. I did the math and it is cheaper for me to live on LI than Queens.

I grew up in the Whitestone / Bayside area and would have loved to stay there but houses start at 550-600 for something that needs work.

I looked in Floral Park, New Hyde Park, Garden City Park, Garden City South, Mineola, Franklin Square, and East Meadow.
You get the most bang for your buck in East Meadow, but it is the furthest from Queens.
I wound up loving the Garden City South/Franklin Square area.
The taxes are in the 8k range, and it is only 15 minutes back to Whitestone.

i would recommend lynbrook but i know the taxes are high there.. maybe franklin square? i have coworkers that live there that seem to like it.

How do you feel about two -- families in Queens-- you'lll get a nice tax return at the end of the year and taxes are low Chat Icon

Glen Cove has taxes around there and we are like 20 minutes from Queens...the areas around Glen Cove you can find places where the taxes are around there.

Jenn...I live in Floral Park...My house is only on 40 X 100 and our taxes are around 10,800. It's a crazy amount but it's so worth it. It's an incorpated village...we have our own police department, sanitation etc. It's a great community and the school district is great. There are some houses that are selling in the mid 400's. As another person said u wont b paying the city tax. I'm a teacher in Queens and I save that tax each month. it's definetly worth it and I love where I live. If you have any questions about the area feel free to fm me.
Also someone mentioned Garden City South...I also looked in that area before i bought in Floral Park. garden city south is a great area and ur school district is Franklin Square (excellent too!)

Glen Head. My understanding is that taxes are lower because of a big power plant in the school district.

The main downside is that it's on the Oyster Bay line of the LIRR, although you could always drive to a different station.

I think Carle Place has relatively low taxes for Nassau County and it's a convenient location. I have no idea what the house prices are though.

Lynbrook taxes are def more then 8K. Village Tax is the real kicker!

Hicksville has very low taxes (we looked at houses with taxes less than 6k a year!), Levittown (Island Trees SD) and East Meadow.

Hicksville and East Meadow but it's farther East in Nassau.

Hicksville is a major train hub for LI. You have 3 lines going through Hicksville to go to the City.
