Neighborhoods on Long Island for 1st time homebuyers...
Hi!
I know this might sound weird, but I'm wondering if any of you fellow LIFers can help me out...
I live in Queens, but am looking to move out on to LI. We're 1st time homebuyers, so our price range is a little on the lower end of the spectrum. I'm not really familiar with neighborhoods in LI, so while searching the MLS for homes in my price range, I really don't know which neighborhoods to "weed out" based on my preferences. (I hope this makes sense!)
I'm wondering if anyone who is keen on LI real estate could take the time to FM or AIM with me their advice?

DUH!!!! I guess I'll need to put it out there, if I want sound advice...lol... Here's what we're looking for:
-300-350K MAX -6-7K MAX prop. taxes -Western Suffolk is the farthest out we can go, as my hubby works in the city. (He drives, so we do not need to be near the LIRR) -No preference as to north/south shore. -Family friendly, but we don't need like an acre of yard space, coming from an apt. in Queens, ANY yard will suffice.
We don't want a "needs TLC" house, but are going to update whatever we find. We also wouldn't mind an attached townhouse (but NOT A co-op), but I don't see many of those listed in LI.

Can you list some of your preferences, besides lower price? Maybe some of us could suggest some good neighborhoods for you based on what you like.
Location (Nassau, Suffolk, north, south...)? Proximity to the train/highway? Great school district/don't care? Walkability? What kind of community are you looking for?

there are a ton of places that are great but what you need to do is decide if you want suffolk or nassau, do you have children or plan to send them to public school? if so then you should start with good school districts and maybe distance to where you work.

Its hard to say without knowing what oyu are looking for. Get in your car and just drive thru neighborhoods. Do you want south shore or north shore. Do you want a diverse neighborhood? Do you care about schools, like the previious poster stated there are so many factors. How close to the city or how far from the city do you want to be?

Ronkonkoma is nice, I grew up there. It's a central location close to the LIE and other highways. Also there is the Ronkonkoma LIRR line that goes to Penn with no transfers. I would also recommend Holbrook and Holstville. I believe you could find single family and condos in all three towns.
ETA: Holbrook and Holtsville are near, only a few exits from Ronk. and you should be able to find properties within your tax range. However, keep in mind what it would cost to travel to NYC vs. what you would spend in taxes.

Levittown would meet your needs, but I think are going to have to reevauate your tax max. $6000-7000 taxes really don't exist on Long Island. I pay about $8000 in the Island Trees part of Levittown. The Levittown school district averages about $9000 to $10000.
Other than the taxes, Levittown will have house in your price range and is family friends and you have an okay sized yard.
