New Program on HGTV called Income Property

Here's some before and after pics from a new show on HGTV called income property. They help homeowners renovate or remodel there basements into apartments. It's now one of my favorite shows on that boring channel. Anyone else watching it?

I hope they explain that every area has different codes, and some of the basements they make over may be illegal in some states... I'd hate to see someone copy a show exactly, only to find out that they have a whole list of things to redo to make it legal.

For example, those windows don't look big enough for living space, and there needs to be an outside entrance to the place (it could be there, we just can't see it).

yeah they say that they go by code and have to get permits and plans approved. i saw an episode where they had to remove a window and add it somewhere else because they were only allowed a certain # of windows in a basement and a window had to be in a bedroom to make it legal. so they seem to be clear that they are following the codes of where they are doing the work

i really like the show

That's good. They don't have to focus on the codes (that's not the point of the show), but as long as they make viewers realize that there are permits and codes involved, I'm happy. I may put that on my DVR list to get ideas if I want to convert part of my basement to living space, even if I don't rent it out, some of those rooms look really nice. Chat Icon

We like this show. I love how they give them 2 options to choose from. It really is amazing to see a very cold stone basement turn into an awesome apartment.

I wish we could to this to our basement. But I cant' see myself haven't tenants in my own house.

I've seen several shows where it's up to code at that location, but I know for a fact it wouldn't pass here. By not pointing out the fact that codes vary, and permits are needed, many viewers may assume that what they see on TV is OK, and they can automatically do it in their home.

Even if you never have tenants (which we never plan on), you can still get ideas from there to maybe do a single room for yourself.

I love the results they get, but I think this is another HGTV show that produced & filmed in Canada. Here on LI there are very few towns that will give you a permit for a true basement apartment, regarless of the number of windows.

I saw one episode when the host was explaining to the homeowner that putting the apartment in his basement would reduce his mortgage by $1000 a month, except it was a $30,000 project. so he'd need to wait over two years to start seeing any ROI. Not to mention your utility bills go up when you add another person/s in your house....so until you get on the plus side of things it will cost you MORE to have a tentant.
I don't think they paint a totally clear picture for inexperienced homeowners looking to lighten their load.
