NFR- looking for houses- sell me your town...

Chat Icon we've been looking in commack, nesconset, northport and east northport....i know kings park sometimes uses northport schools so weve been looking there too....we kinda dont want to go further than nesconset (and we arent crazy about nesconset either....) a lot of areas use sachem school district, and we are just hearing the most awful things about that school----but i went to college with a lot of ppl that were from ronko etc etc and they seemed to turn out fine....plus i hear certain areas of ronko arent that great anyway.....i went to a middle school in commack once this summer for my soccer game and was loving the area around there.....who knows????!!! anyway, thanks in advance.....im needing ALL mommies opinions!!!!

I LOVE Northport. It's a great town. I don't really know too much about the others. Commack has lots of shopping (Target, BRU, etc.) E. Northport is nice too, but they didn't have a library for the longest time. I think they were supposed to build one though. The library is a big thing for me. I'll only move to a town with a nice one. Chat Icon

Some of East Northport is Elwood SD (south of Clay Pitts) and some is Northport schools. Taxes are lower in Northport SD because of the presence of LIPA. The same exact house/same plot of land in Northport SD would pay about 9K in taxes, while in East Northport/Elwood it might be 12K.

Elwood does have a library but it's in a strip mall on Jericho Turnpike. Elwood is a smaller district than Northport.

Northport- East Northport SD has two branches. Northport branch on Laurel Ave. and East Northport on Larkfield Rd. Both libraries offer a lot of community programs including lots of things for the kids.

It's also close to a lot of shopping on Jericho or you can go to the Target, BRU, etc. on Jericho/Vets Hwy in Commack.

The "cheapest" area to live in East Northport (Northport Schools) is the section south of Pulaski, east of Elwood road and west of Larkfield. A lot of those streets are numbered. Smaller plots and smaller houses but they tend to be less expensive.

I grew up here, got married, moved to Nesconset, then Lake Grove.
We were looking in the Sachem, Connetquot districts, were even going to go furthere East.

Two years ago, we had the opportunity to move back to East Northport and you can bet we JUMPED on it!
So happy DS will be in the Northport district.

Ahhh!!! Thanks for explaining. I grew up in Huntington, but never knew that about E.Nrthpt. (that they can go to Northport.) I remember Northport had great libraries. I also worked at South Hunt. library so I had to talk to librarians at other libraries. The Northport ones seemed very nice. Now I do remember seeing the Elwood strip mall library. I wasn't sure if they were going to build a stand alone, bigger one with more programs. The Elwood people used to be able to pay some extra money and pick their library (I think they had a choice of S. Hunt., Northport, and maybe Commack?) But that stopped when they voted to build their own library.

DH grew up in E. Northport and I lived there for a while. I really liked it. You are close to the water (in Northport) and close to Jericho Tnpk (Commack).

ETA. Northport and E. Northport share their library system.

I'll also add that the Northport Village is terrific. The town holds concerts in the summers that you can picnic & watch as your kids run around. Obviously you don't have to live there to go to them. They have "drive-in" movies at parks & beaches.

It is a huge soccer community. Visit any weekend during the fall & you'll run into hundreds of kids walking around in Northport Youth Soccer League shirts coming to & from their games.

The town has a parenting center, terrific library and the district has an ton of offerings for Continuing Education & Recreation that include yoga, photography, computers, auto repair, etc.(I've signed up for Yoga (12 weeks for $76) & signed the kids up for swimming lessons (10 weeks for $36!).

It's a very community oriented town. I'm not sure how the other towns you've mentioned are but Northport is a large town with a small town feel to it.

I grew up in Commack(in the baseball section-way behind Emilio's) It is a great neighborhood and the school is very good. I loved living there. You could probably buy a 3-4 BD for somewhere around $435-475K.

My SIL lives in Nesconset right off of Old Nichols Rd. She is in Smithtown schools-she is by Gibbs Park. The schools are great.That is also a really lovely neighborhood. I think you can get a little bit of a better deal there as far as the type of house-she has a Tudor style 5 BD colonial.

Mahopac, NY. It's in Putnam Valley. It's beautiful out here!! Lots of property, less traffic and even some farms. Don't worry there's malls and stuff tooChat Icon

I grew up in Commack too and while I love the town, I have to say that it wasn't always the easiest going to school in that district. Money was always a big factor as well as who had the latest, greatest things. Having three siblings, I wasn't one of them.

My youngest brother is 11 years younger than I am and he graduated HS last year - you wouldn't believe some of the stories he told of drugs and parties - kids with way too much money at their disposal and too much unsupervised time on their hands. I am not saying there aren't any good kids, there definitely are - I just couldn't believe some of the things that I heard.

When we looked for houses, we looked at Commack, Smithtown and Hauppauge. The biggest selling point for Hauppauge was that the taxes are MUCH lower. We found the best of both worlds in the Smithtown Pines - town of Smithtown but Hauppauge school district. Our property is twice what we were looking at in Commack and Smithtown with Smithtown schools and our taxes are 30-50% lower.

I live in Commack and are part of the Hauppauge school disctrict. ....love the area and the taxes are much lower. I live between Jericho and Vets Hwy. Mayfair shopping plaza is walking distance and so is the park.

I grew up in Commack also and honestly, the schools were good but the taxes Chat Icon Put my house in Commack and the taxes are almost double. My house is bigger than my parents and I'm paying 2 thousand less than them!!!!!!

I love my lil' area of East Northport - after 2.5 years of looking I can honestly say we really got lucky with this house and my neighbors are awesome. We did well for not knowing what we were doing Chat Icon

Other areas we loved were Smithtown but the Smithtown Pines......its Smithtown with Hauppauge schools which is a great district and low taxes. Plus the properties are a great size for Hannah and baby #2 to run around on. I also loved Hauppauge but only the areas that were closer to Smithtown (just my opinion).

However, the biggest plus to East Northport or Northport is ME Chat Icon When I see you next I'll give you the complete "lowdown" on the areas....too much to write!!!!!!!

I'm partial to Kings Park because I live there. I love where I live. The schools are great, the neighborhood is great, people are nice. Close to parkways, beaches, great parks, etc.

What I love about Kings Park, it's surrounded by great towns. You've got Smithtown to your east, Commack to your South, East Northport to your west and the water to your north. I feel like it's the best kept secret.

I do know people shy away from it because of the psych center and not sure what's going to happen there. I've been here 4 years and so far, nothing has been done with it.

ETA: There are lots of homes for sale too in Kings Park, not sure what price range you're looking at. I know a few in my neighborhood.

I thought you were just looking for Northport/Commack area.


I live in Hicksville. I love it. DH works in the City and we are close to the train station, mall, We are in between old country rd and hempstead turnpike. I love that location.
