This Open House just brought a few people, my understanding was few buyers were out shopping or at least in my area. The problem I am having is the people love and want the home, but when they go for the second/final approval/commitment they do not qualify for the amount they originally got approved for. Others who have come apologize cause they are approved for $350k-$400k and they didn't expect the home to be so nice. What I can't understand is why someone would look at a home over $100k of what they can afford?

Actually, REAs have been showing us homes over $100,000 more than what we can afford, especially when they are listed as willing to negotiate as yours is. I guess they feel like since it is such a buyer's market now that people may go down $100,000. I've seen homes go from $450 to $350 lately, so it isn't completely unreasonable, but I see where you're coming from if you don't want to lower the price that dramatically.

I don't think it's unreasonable to look at homes $100K over your range
my Dad sold his house 2 summer ago
it was listed at $600K and sold for $520K
my Dad wanted out- knew the market was changing, already owned a second home, bought the house in 1976 for $50K, so when he got a decent offer he took it
I would make the same assumption as the buyers of my house- I might as well look at houses alittle beyond my range- b/c you never know when someone will accept your offer
And to add- when I see- No reasonable offer will be refused- I think you are really willing to lower the price - at least 10% if not more
I would consider taking that off the listing if you aren't - just my opinion as a buyer in this market

Thank You so much nov04libride and Beth1210 for your imput, it certainly made sense. Beth1210 I can certainly understand why your did what he did and if I was in that position I would of done the same, he made a $470k profit. I did not understand why I was hearing buyers made a offer and the sellers were insulted, but now I understand. What a waste of buyers and sellers time REO showing homes $100k more than what someone can afford. Suppose you really love that house and the seller has it priced to their lowest, meaning they will just about break even. This is heartbreaking... I certainly can understand why this housing market is such a mess, and I understand why homes that have been on the market over a year go off market and come back on $80k-$100k more. I am going to ask another question on this board.
