opinions needed-SORRY LONG!
So, I know I've posted before ab out buying a home as we are renting right now. I will be starting school this January full-time.. and hopfujlly getting a job part-time as well. We were hoping to get into a house in the next year or two... something really affordable and even two bedroom to start out. We have some debt right now and would need to save, but my biggest fear is missing the band wagon to get something while it's still a buyer's market. I really watnt to live in CT, so we're hoping to buy something before it changes..
We reallllllyy want to adopt a cat, so DH e-mailed our landlord to ask him if we could. We signed a lease until June 2007.. but the landlord said he would consider us getting a cat if we agreed to stay longer (we are assuming this also means to sign a lease).. DH is going to call..b/c we were considering renting month-month
Sorry for the long background.. here's my question:
Would you agree to stay further in the lease this early ON?? do you think we could still get a mortgage with about over 10k in debt???? TIA! DH is afraid to say yes b/c he thinks we'll be able to get a house..

as long as you are paying your credit on time, it doesnt matter if you have debt outstanding, as long as you can still afford the mortgage. I would go to a bank and see what they would qualify you for, and then figure out your other bills and expenses to see how much you are comfortable paying.
FH and I have student loans that are $$$$, but we still have a mortgage!
I dont have any advice on your lease - i never rented before...but whatever you decide good luck!

First off, I think its weird of your landlord to negotiate a longer lease bc you want a cat! That makes no sense to me!
Second, if you really want to buy a house soon, I definitely would not sign a long term lease. You never know how soon you can find something.
As far as your debt goes, it really depends on a lot of factors. Do you know your credit score? Just bc you owe 10k in cc, doesnt mean you have bad credit. The ratio of debt to available credit plays a part. For instance if you have 10k in debt and 11k limit - not so good.
I would recommend finding out your credit score and working on getting rid of your debt now until youare ready to buy.

Thank you for the responses... I know, I agree it's odd. DH is going to call to get more of a feel for what he is saying.. b/c when we rented the place at the beginning he said NO pets, no excpetions. I think it's strange too.
