Please sign a petition to prevent Serota from building in Holbrook!!!
This project is a monstrosity and will affect our quality of living, It will major financial strain on our school district, a traffic hazard and a huge burden to downtown Sayville shopping. Final vote is Thursday evening Islip Town Hall!

It's a terribly written petition and gives zero insight as to the scope and design of whatever Serota is. I think if they want to make a bigger impact with the petition they need to have a lot more statistics and data to back it up.

I didn't write it and it's more for awareness since people have no idea what it even is. It's going behind Parkland, Bishop and Autumn Ridge. They are projecting 3000 more vehicles per day at the Vets/Broadway Ave intersection.

There's been flyers and meetings about it for awhile now so anyone who would be affected by it has already heard about it prior to this petition, I'm sure. This was probably thrown together for the point of getting signatures and not to fully explain every detail about it.

Yea traffic is going to suck! I live on Broadway Avenue and I hate sitting at the light to cross over vets hwy!! they are going to have to do something once Target opens! Its going to be a complete nightmare! Also why do they need another movie theater when Island 16 is 5 miles down the road?

I know! They don't need any of it. The affordable housing is all over Holbrook and Holtsville and anyone that can't afford that can rent on Broadway. Totally unnecessary!

Since the amount of students have gone down and the threat of schools closing, I dont get it either. Wouldnt that help the schools to stay open and ensure more jobs?

I live in Holbrook for over a year and this is the first I am hearing about this. I'm not even really sure where the area that was mentioned is. But I do know where Broadway and Vets cross.
Its the spot on Sunrise highway where Vets and Nicohols road meet. I think there is a Costco near there. Right now it's just a wooded area, there is nothing on the site currently.
At least they picked a spot that is right at the intersection of three major roads.
ETA: its probably closer to Sayville than anything else

There is NOT enough affordable housing on LI. I'm for this! As long as its for younger people and not another senior housing complex. Plus it will bring some jobs maybe to the area when they are building.

Sadly some people equate affordable housing with dirty, crime laden kids. I've seen it said on here in the past. I've seen it in my local community. "NIMBY" mentality.

Not sure what they are considering for that area, but here is an example of an affordable housing apartment complex near Bald Hill. My sister lives in one of their complexes out of state. You can't make over a certain income level, but must meet a minimum, and can't have over a certain number of assets (money in the bank, stocks, etc.). In her complex you also cannot have a criminal record. Her rent is a couple of hundred dollars cheaper than complexes located near her that are not slated as affordable housing. Basically the complex gets a break of their property taxes, which in turn allows them to offer less expensive rents.
It's entirely different than housing projects, or section 8, etc.

Usually workforce housing are apartments that are rented out based on income limits. I'm guessing that's what's going here, but don't see any concrete info about this specific development. There's a fairly new apartment complex in downtown riverhead that's workforce. They are beautiful apartments, adjacent to restaurants and shopping. Here is some info on that one. I do like the idea of a mixed use facility...

Huge tax abatements! This will feed kids and not pay for them.

There are already two apartment groupings that are going to be or being built. One is already under construction on Vets Hwy by Broadway Knolls. And another is awaiting health approval so they can break ground. Then there is Broadway knolls that is moving from senior and multi combined to all multi res. There is the Ronkonkoma hub and a big one going in in Farmingville. The Hub and the Islip pines being mixed use will be getting tax breaks. I'm all for the American dream and affordable housing but it shouldn't come at the cost of my childrens' education. This is not a case of NIMBY this is a case of enough is enough. The district keeps having it's funding slashed each year and they are expected to educate all these extra children. Before anyone says if you don't like it move we were already planning on it before this mess came to light. But that doesn't mean I can't fight for my friends and neighbors that will be staying.

Exactly. This is life. New kids move into districts all the time. If this was a new construction development with single family housing (which we know those are built everyday), does anyone complain? No. It's only when you mention "affordable housing".

But renters pay real estate/school taxes as well. So do businesses. So if the housings is legal then there will be an increase in funding for the schools. Is that wrong? I know that when I rented in an apartment complex, my portion of the taxes increased yearly based on the assessment.
